REGARDING COMMON BOUNDARY LINE C C :19
This Agreement is made this ~S day of 2009 by and
between Catherine Crier, hereinafter referred to as "Catherine" and Triangle M Ranch,
LLC, a Wyoming limited liability company, hereinafter referred to as "Triangle M".
Catherine and Triangle M own property bordering one another in Lincoln
County, Wyoming. In general Catherine owns property situated on the west side of
Triangle M's property.
There are sections of an old fence situated approximately 90 feet east of the
common boundary line per a survey by Surveyor Scherbel, Ltd., and the parties desire
to reach an agreement regarding the common property boundary line.
NOW THEREFORE the parties agree as follows:
1. The parties agree that the old fence described above and as depicted on
that map prepared by Surveyor Scherbel, Ltd. dated July 24, 2007 as revised, entitled
"Johnson Marital Trust, dated 4 December 1995 Atha L. Johnson Family Trust, dated 4
December 1995 Plat Of Boundary" shall not constitute nor be used to establish a legal
property boundary line by adverse possession, prescriptive easement, or otherwise.
Each party for themselves, their heirs, successors, and assigns relinquishes and waives
the right to establish a new property boundary line based on adverse possession,
prescriptive easement, or otherwise, for use or possession of the other's property prior
to the date of this Agreement.

2. The common boundary line between the parties' respective properties
shall be that legal description as set forth in the parties' respective deeds (copies
attached) when they purchased their respective properties.
3. Either party shall have the right at their sole cost and expense to remove
the old fencing. In the event a party removes the old fencing, that party shall remove
and dispose of the old fence materials, posts, and wires such that they are not visible
from the other party's property.
4. Either party shall have the right at their sole cost and expense to fence the
common boundary line
5. All representations made in the negotiations of this transaction have been
incorporated herein. There are no verbal agreements between the parties to modify
terms and conditions. This Agreement may not be changed orally but only by an
agreement in writing signed by the parties against whom enforcement of any waiver,
change, modification or discharge is sought.

following-described property situated in the County of Lincoln, State of Wyoming, hereby releasing and
waiving all rights under and by virtue of the homestead exemption laws of the State, to-wit:
The real property known as the L.A. Johnson Ranch in Lincoln County, Wyoming as
described in Exhibit A attached hereto and made a part hereof,
including and together with all and singular the tenements, hereditaments, appurtenances
and improvements thereon or thereunto belonging, but subject to taxes, assessments,
covenants, conditions, restrictions, reservations, rights-of-way and easements of sight or
record, and subject to Grantors' retention of 49% of their mineral rights (oil, gas, other
similar minerals) for the property, provided that no surface disturbance will be permitted
by virtue of said partial reservation of mineral rights,
WITNESS the due execution and delivery of this instrument effective as of the 2nd day of
November, 2007.
