JUDGMENT AND DECREE QUIETING TITLE CV-2009-153-DC u 0400 THIS MATTER having come before this Court for a hearing this day; the Plaintiff, TEICHERT BROTHERS, LLC, appearing by and through its attorney, Joseph B. Bluemel; the Defendants not appearing, either in person or by counsel; and the Defendants having been duly served according to law and having failed to answer in the time provided by law; and appearing that each of them, were duly and regularly served personally or with summons by publication in the Little Chicago Review, a newspaper of general circulation in the County of Lincoln, State of Wyoming, that the time allowed by law for answering or otherwise pleading has expired; and the default of the Defendants has been duly entered, according to law; and the Court having heard the evidence and having examined proofs offered herein, and having fully considered the same, and having found that the allegations of the Plaintiffs Complaint are all true, now, therefore, by reason of the foregoing facts, and virtue of the law; IT IS HEREBY ORDERED, ADJUDGED, AND DECREED that the Plaintiff owns and is in possession of and at the commencement of this suit, owned and was in possession of the following described real property, to-wit: RECEIVED 9/22/2009 at 2:24 PM Quiet Title\Teichert\Judgment and Decree RECEIVING # 949639 BOOK: 732 PAGE: 400 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY 00;j4l01 A parcel of land located in Tract 82, Section 8, T24N, R1 19W, 6th P.M., Lincoln County, Wyoming, said parcel being more particularly described as follows: Commencing at Corner No. 3 (the Southwest corner) of said Tract 82, marked by an aluminum pipe with a 3-1/4" aluminum cap inscribed "LS 2500" and appropriate details, and running thence N 89 '19'02" E, 1306.40 feet along the South line of said Tract 82 to the POINT OF BEGINNING, said point lying on the Easterly right-of-way line of the Oregon Short Line Railroad as said right-of-way was established from railroad alignment plans at 100' Easterly of the centerline of the main track; thence N 18°36'49" W, 90.66 feet along said right-of-way line; thence N 89°58'20" E, 3.72 feet to the Southwest corner of the Heuett Addition to the Town of Cokeville, Wyoming, said corner being marked by a steel bar with a 2" aluminum cap inscribed "C.C. Wall RLS 482"; thence continuing N 89 °58'20" E, 1070.01 feet along the South line of said Addition to the Southeast corner thereof; thence S 89°28'44" E, 1634.74 feet along an existing fence line to the Westerly right-of-way line of State Highway 30; thence S 11'26'03 " E, 21.64 feet along said right-of-way line to a point lying on the East line of said Tract 82; thence S 00°15'46" W, 32.43 feet along said East line to Corner No. 2 (the Southeast corner) of said Tract 82, said corner marked by an aluminum pipe; thence S 89°55'46" W, 1309.90 feet along the South line of said Tract 82 to an aluminum pipe with a 3-1/4" aluminum cap inscribed "LS 2500" and appropriate details marking Corner No. 4 of Tract 73 and Corner No. 1 of Tract 72; thence S 89° 19'11 " W, 1340.21 feet along said South line to Corner No. 4 of said Tract 72, said corner being marked by an aluminum pipe with a 3-1/4" aluminum cap inscribed "LS 2500" and appropriate details; thence S 89°19'10" W, 33.59 feet along said South line to the POINT OF BEGINNING. IT IS FURTHER ORDERED that the Defendants, and each of them are found to have no right, title, interest, claim, or demand and that the Defendants, and each of them, are hereby forever barred from asserting any right, title, interest, claim, or demand thereto and the title to the above described real property is quieted in the Plaintiff, TE ERT BROT ERS, LLC.
