FROMM, husband and wife, as tenants by the entireties, of the County of Lincoln, State of Wyoming, in consideration of the sum of Ten and No/100 Dollars ($10.00) and other good and valuable consideration to them in hand paid by the 1 ST BANK, a United States banking corporation, of Alpine, Wyoming, its successors and assigns, 79 Highway 89, P.O. Box 3110, Alpine, WY 83128, Lincoln County, State of Wyoming, the receipt whereof is hereby confessed and acknowledged, have remised, released, and forever quitclaimed and by these presents does for their heirs, executors and administrators, remise, release and forever quitclaim unto 1 ST BANK, of Alpine, Wyoming, its successors and assigns, forever, all such right, title, interest, property, possession, claim and demand, as he may have or ought to have, in or to all the following described premises to wit: Lot 13 of Trail Creels Subdivision, Lincoln County, Wyoming, according to that plat filed April 3, 2002 in the Office of the Lincoln County Clerk as plat No. 196F. This Deed is an absolute grant of title in effect as well as in form, and is not intended by the Grantor to be a mortgage. The conveyance herein is subject to acceptance by the 1 ST BANK, of Alpine, Wyoming, and the Grantor acknowledges that 1 ST BANK's interest in the above-described property shall not merge with any existing mortgages in favor of the Grantee and that any such mortgages encumbering the above-described property shall remain in full force and effect until a mortgage release is properly recorded by the Grantee. The acceptance of this Deed and the consideration therefore shall be evidenced by and be the recorded Release of said Mortgage(s). The Grantor hereby releases and waives all rights under and by virtue of the homestead exemption laws of the State of Wyoming. TO HAVE AND TO HOLD the said premises unto 1 ST BANK, ofAlpine, Wyoming, its successors and assigns forever. ARON L. FROMM AND STEPHANIE R. FROMM, nor any other person on our behalf, shall or will hereafter claim or demand any right or title in the premises or any part thereof, but we, them and every one of theirs shall by these presents be excluded and forever barred. FROMM RECEIVED 9/23/2009 at 1:38 PM RECEIVING # 949655 BOOK: 732 PAGE: 439 JEANNE WAGNER LINCOLN COUNTY CLERK, KEMMERER, WY 1614 1v said Deed shall be and is hereby intended and understood to be an absolute conveyance and an unconditional sale, with full extinguishment of Grantor's equity of redemption, and with full release of all Grantor's rights, title and interest of every character in and to said property, subject to the acceptance of said Deed by the Grantee and approval of title by the Grantee, and subject further to the condition that the premises have been vacated. Grantor understands that the giving of the above-described Deed may interfere with the obtaining of further insured mortgage loans. That Grantor does hereby assign to the Grantee all hazard insurance policies now in effect on the above-described property and all escrow deposits for the payment of taxes, insurance and other loan purposes (if any) presently held by the Grantee, and Grantor further assigns to the Grantee the right to receive payment of any claim payable under the terms of said insurance policies, including any premium refund now or hereinafter payable. This Affidavit has been made for the protection and benefit of the Grantee in the aforesaid Deed, its successors and assigns, and all other parties hereafter dealing with or who may acquire an interest in the property described therein, and shall bind the representatives, heirs, executors, administrators, and assigns of the undersigned.
