SHERIFF'S DEED
WHEREAS, Wayne E. Bowers, as mortgagor(s), mortgaged to
Mortgage Electronic Registration Systems, Inc., as nominee for First Horizon
Home Loan Corporation, as mortgagee, the hereinafter described real property
by that certain mortgage dated April 21, 2006 (the "Mortgage"), and duly
recorded in the records of the office of the County Clerk and ex-officio Register
of Deeds in and for Lincoln County, State of Wyoming, on April 26, 2006, at
Reception No. 917788 in Book 617 at Page 835.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: MetLife Home Loans, a division of MetLife Bank, N.A.
Assignment dated: December 30, 2008
Assignment recorded: January 8, 2009
Assignment recording information: at Reception No. 944574 in Book 712 at Page
598
All in the records of the County Clerk and ex-officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of MetLife Home Loans, a division of MetLife Bank, N.A., acting under a
power of sale contained in the Mortgage, proceeded to advertise for sale and did
sell the hereinafter described real property on May 12, 2009, at 10:00 o'clock in
the forenoon, at public venue, at the front door of the Lincoln County Courthouse
located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of
Wyoming; and
WHEREAS, MetLife Home Loans, a division of MetLife Bank, N.A.
("Successful Bidder") made the highest and best bid for the hereinafter described
real property in the sum of $206,428.95, and the said real property was then and
there sold to the Successful Bidder on May 12, 2009 ("Sale Date"); and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex-officio Register of Deeds in and for Lincoln County, State of
Wyoming, on May 12, 2009, at Reception No. 947088, Book 722, Page 722;
WHEREAS, said Certificate of Sale was assigned to Federal
National Mortgage Association, its successors and assigns by that certain
Assignment of Certificate of Sale dated June 18, 2009 and recorded in the
records of the County Clerk and ex-o icio Register of Deeds in and for Lincoln
County, State of Wyoming, on b-er 19(5, ' , 2009, at _Wtw Reception No. '749 70 7 in Book '73,-;t at Page
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said FEDERAL NATIONAL
MORTGAGE ASSOCIATION, whose address is International Plaza II, 14221
Dallas Parkway, Ste. 1000, Dallas, TX 752542916, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to-wit:
