right of ingress and egress across the land contained in Easement Agreement recorded July 27,
1981 in Book 179PR on page 71 of the records of Lincoln County Clerk.
EXCEPTING AND RESERVING unto Grantor, its successors or assigns, a perpetual right-of-way
and easement parallel to and thirty feet in width and distant from the south boundary line of the
aforesaid property; said easement being reserved for the purpose of roads and utilities, together
with the right to construct, improve, maintain and use the same without liability for damages, if
any.
EXCEPTING AND RESERVING unto Seller all minerals, mineral rights, oil, gas, liquid hydrocarbons
and all other valuable ores, substances and deposits of every kind and description whatsoever, in or under
the surface of the above-described lands, including the right to explore for, develop, produce, mine and
remove the same.
SUBJECT to all mineral leases, reservations, restrictions, protective covenants, exceptions, easements and
rights-of-way of record in sight or use.
TOGETHER with all improvements and appurtenances thereon situate or in anywise appertaining thereunto.
