SPEML WARRANTY DEED
THIS DEED, made this 9thday of October , 2009, by and between HSBC
Bank USA, N.A., as Trustee on behalf of ACE Securities Corp. Home Equity Loan
Trust and for the registered holders of ACE Securities Corp. Home Equity Loan
Trust, Series 2006-HE2, Asset Backed Pass-Through Certificates, hereinafter referred
to as "Grantor", party of the first part; and Tonya L. Rose* W. Rose and James A.
Rose, Joint Tenants, hereinafter referred to as "Grantee", party of the second part. *Lacey L. Rose
That for and in consideration of the sum of One Hundred Forty-Five Thousand
Nine Hundred and 00/100 Dollars ($145,900.00), the consideration received therefore
by the Grantor for the conveyance made hereby, and other good and valuable
consideration, the receipt and sufficiency of which are hereby acknowledged, Grantor,
subject to the matters described herein, does hereby grant, bargain, sell and convey to the
Grantee, in fee simple, and with SPECIAL WARRANTY OF TITLE, all that certain lot
or parcel of land, together with the improvements thereon and appurtenances thereunto,
as described below. Said property being situated in the City of Etna, having an address of
73 Spur Loop, and being more particularly described as follows, to-wit:
All of the following described real property, to-wit:
Lots 200 of Nordic Ranches Division No. 13, Lincoln County, Wyoming according to the
recorded plat thereof, recorded in the Lincoln County Recorders Office.
SUBJECT TO a 30 foot wide Private Roadway and Utilities easement along the street
frontage as shown on the official plat of Nordic Ranches, Division No. 13, the 2008 and
subsequent years general taxes: and assessments, all existing patent reservations,
easements, right of ways, protective and restrictive covenants, zoning ordinances and
applicable building codes, laws and regulations.
TOGETHER WITH any and all improvements, water and ditch rights, easements,
tenements, hereditaments and appurtenances thereunto belonging or in anywise
appertaining, and any reversion, remainder, rents issues, and profits thereof.
Being the same premises conveyed to HSBC Bank USA, N.A. as Trustee on behalf of
ACE Securities Corp. Home Equity Loan Trust and for the registered holders of ACE
