Bedell, as mortgagor(s), mortgaged to Option One Mortgage Corporation, as mortgagee, the hereinafter described real property by that certain mortgage dated February 9, 2007 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on February 13, 2007, at Reception No. 926772 in Book 648 at Page 642. The mortgage and note secured thereby were assigned for value as follows: Assignee: Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007 -5 Asset Backed Certificates, Series 2007 -5 Assignment dated: April 2, 2009 Assignment recorded: April 9, 2009 Assignment recording information: in Book 720 at Page 236 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007 -5 Asset Backed Certificates, Series 2007 -5, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on June 2, 2009, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007 -5 Asset Backed Certificates, Series 2007 -5 "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $76,215.15, and the said real property was then and there sold to the Successful Bidder on June 2, 2009 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on June 2, 2009, at Reception No. 947517 in Book 724 at Page 309; WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007 -5 Asset Backed Certificates, Series 2007 -5, 4875 Belfort Road Suite 130, Jacksonville, FL 32256, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: THE WEST 264 FEET OF THE N1/ 2 N1/ 2 N1/ 2 SW1 /4 OF THE NW 1/4 OF SECTION 24, TOWNSHIP 32 NORTH RANGE 119 WEST OF THE 6TH P.M., LINCOLN COUNTY, WYOMING. with an address of 1730 Allred Road, Afton, WY 83110 -9738 ShDeed RECEIVED 11/2/2009 at 12:08 PM RECEIVING 950314 BOOK: 734 PAGE: 878 JEANNE WP 1 ni rni IMTV r'1 FRK KFMMERER.
