SPECIAL WARRANTY DEED
THIS DEED, made this 7 day of O 2 2009, by and
between HSBC Bank, USA N.A., as Trustee on behalf of ACE Securities Corp.
Home Equity Loan Trust and for the registered holders of ACE Securities Corp.
Home Equity Loan Trust, Series 2006 HE6, hereinafter referred to as "Grantor party
of the first part; and Matthew D. Kallgren, hereinafter referred to as "Grantee party of
the second part.
That for and in consideration of the sum of Two Hundred Thirty Six Thousand
Dollars and 00 /100 Dollars ($236,000.00), the consideration received therefore by the
Grantor for the conveyance made hereby, and other good and valuable consideration, the
receipt and sufficiency of which are hereby acknowledged, Grantor, subject to the matters
described herein, does hereby grant, bargain, sell and convey to the Grantee, in fee
simple, and with Special Warranty of Title, all that certain lot or parcel of land, together
with the improvements thereon and appurtenances thereunto, as described below.
Grantor acquired said property in a deed dated May 6, 2009 having been recorded May 8,
2009 with the Lincoln County Clerk of Courts office as Instrument Number 947007 in
Book 722 at Page 396. Said property being situated in the Town of Afton, having an
address of 22 Rich Lane, Afton, WY 83110, and being more particularly described as
follows, to -wit:
The following described real estate, situate in Lincoln County and State of Wyoming, to
wit:
Lot 1 of Budd -M -Rich Subdivision, Lincoln County, Wyoming as the same appears on
the official map or plat thereof as filed for record in the Office of the County Clerk and
Ex- Officio Register of Deeds for Lincoln County, Wyoming:
TOGETHER WITH all improvements and appurtenances, water and water rights, ditch
and ditch rights, reservoir and reservoir rights thereunto appertaining.
Being the same premises conveyed to HSBC Bank USA NA, as Trustee on behalf ofACE
Securities Corp, Home Equity Loan Trust and for the registgered holder of Ace Securities
Corp Home Equity Loan Trust Series 2006 -HE 4, Asset Backed Pass Through
Certificates by Foreclosure Deed, recorded May 8, 2009 at the Lincoln County Registry
of Deeds, Book 722 at Page 396.
