Under the provisions of WYO. STAT. 34 -4 -101 through 34 -4 -113, I,
Cliff Boyd Deputy Sheriff of Lincoln County, Wyoming, do
hereby certify as follows:
1. On November 24, 2009, at the hour of 10:00 a.m. at the front door of the
Lincoln County Courthouse, Kemmerer, Lincoln County, Wyoming, I offered the following
described property for sale:
Lot 8 of Star Valley Ranch Plat 22, Lincoln County, Wyoming as described on
the official plat filed on July 3, 1985 as instrument No. 693243 of the records of
the Lincoln County Clerk
Commonly known as 215 North Forest, Star Valley Ranch, Wyoming
The sale was conducted pursuant to a Notice of Foreclosure Sale and the power of sale contained
in the Mortgage on the above described real estate given by Marcus Mickelson and Teena
Mickelson to First Horizon Home Loans, a division of First Tennessee Bank, N.A., dated July
25, 2007, and recorded on July 31, 2007, Receiving #931750, in the Office of the County Clerk
and Ex- Officio Register of Deeds of Lincoln County, Wyoming, in Book 667PR, at Page 496.
2. The amount due on the Mortgage as of the date of sale is $280,000.00.
3. The successful bidder at the sale was First Horizon Home Loans, a division of
First Tennessee Bank, N.A., who submitted a bid in the amount of $280,000.00.
4. By virtue of said Mortgage and the laws and statutes of the State of Wyoming,
the attached Affidavit of Mailing, Notice of Intent to Foreclose, Notice of Foreclosure Sale,
Proof of Publication thereof, Attorneys' Fee Affidavit, the above described sale and purchase,
the bid by the purchaser aforesaid, and by virtue of the authority vested in me by law, I hereby
give and grant this Certificate of Sale of the above described lands and tenements to First
Horizon Home Loans, a division of First Tennessee Bank, N.A..
5. The purchaser or any other person entitled thereto according to law will be
entitled to a Sheriff's Deed for such lands or premises at the expiration of the applicable
redemption period, unless the same shall have been redeemed prior to that date as provided by
the laws and statutes of the State of Wyoming.

1. That DALE W. COTTAM is an attorney of Hirst Applegate, LLP, attorneys
for First Horizon Home Loans, a division of First Tennessee Bank, N.A., Mortgagee, and on
behalf of said client instituted a mortgage foreclosure by public advertisement and sale against
Marcus Mickelson and Teena Mickelson, Mortgagor(s), on a Mortgage dated July 25, 2007 and
recorded in the Office of the County Clerk and Ex- Officio Register of Deeds of Lincoln County,
Wyoming, in Book 667PR, at Page 496, on July 31, 2007, Receiving #931750, covering the
following described property, to wit:
Lot 8 of Star Valley Ranch Plat 22, Lincoln County, Wyoming as described on
the official plat filed on July 3, 1985 as instrument No. 693243 of the records of
the Lincoln County Clerk

2. That Notice of Intent to Foreclose was mailed by certified mail to the
Mortgagor(s) at their last known address and to the Persons in Possession of the premises, on
September 29, 2009.
3. Affiant is an attorney at law admitted generally to practice in the State of
Wyoming and in the above described proceeding is representing Mortgagee.
4. Affiant states that there has been and is no agreement, express or implied,
between the affiant or his law firm and his clients, nor between him and any other person except
with a practicing attorney of this State engaged with him as an attorney in the foreclosure
proceeding, for any sharing or division of the attorneys' fee provided for in the real estate
mortgage being foreclosed by public advertisement and sale so to be allowed or added to the debt
involved, and said fee, when so allowed or added to the debt, shall be only as compensation for
services actually rendered in the foreclosure proceeding by affiant, an attorney admitted to
practice in the State and residing therein.
5. This Affidavit is being made in compliance with WYO. STAT. 34 -4 -112,
and is filed with the Sheriff of Lincoln County, Wyoming, the person who shall conduct the sale
under the above described foreclosure.

The amount of the Note now due and owing under the Mortgage is $434,399.14.
