DiSculpe Enterprises, LLC, A Florida Limited Liability Company grantor, for and in consideration of
Ten and No /100 [$10.00] DOLLARS and for other good and valuable consideration, in hand paid, receipt
whereof is hereby acknowledged, CONVEY A RIGHT OF WAY FOR INGRESS AND EGRESS, 30 FEET IN
WIDTH TO: The C &A Tippetts Family Revocable Trust and Dry Creek Irrigation District, of Afton, Wyoming,
Grantees, the following described right of way, situated in Lincoln County, Wyoming, to -wit:
A strip of land all situated in the southeast quarter of Section 11, Township 31 North, Range 119
West, 6th Principal Meridian, Lincoln County, Wyoming, for a right -of -way and easement thirty (30.00)
feet in width for ingress and egress and to lay, maintain, operate, repair, inspect, protect, remove and
replace any and all utilities (collectively referred to as facilities) through and across the following
described land and premises situated in Lincoln County, Wyoming, the easterly boundary thereof being
more particularly described as follows:
COMMENCING at the center section comer for Section 11, Township 31 North, Range 119 West, 6th
Principal Meridian, Lincoln County, Wyoming, being a found brass cap and iron pipe monument, thence
N. 89 °44'06" E., 1,323.28 feet along the northerly boundary of the northwest quarter of the southeast
quarter of said Section 11 to the northeast corner of the northwest quarter of the southeast quarter of said
Section 11, thence S. 00 °40'25" W., 105.30 feet, more or less, along the easterly boundary of the
northwest quarter of the southeast quarter of said Section 11 to a point on the westerly bank of Salt
River and the POINT OF BEGINNING;
Thence southerly along the westerly bank of Salt River to a point offset easterly 30.00 feet from
the easterly boundary of the northwest quarter of the southeast quarter of said Section 11;
Thence S. 00 °40'25" W., 1,984.07 feet, more or less, along a line parallel with and offset 30.00
feet easterly from the north/south centerline of the southeast quarter of said Section 11 to
a point on the southerly boundary of said Section 11 and the POINT OF
TERMINATION.
The total length of the above described strip of land is 2,812.17 feet, or 170.43 rods, or 0.53 miles, more
or less.
TO HAVE AND TO HOLD the same unto said C &A Tippetts Family Revocable Trust and Dry Creek
Irrigation District, their heirs, successors and assigns, so long as such facilities shall be maintained, with the
right of ingress and egress to and from said right -of -way to maintain, operate, repair, inspect, protect, remove
and replace the same. Grantee(s) may use such portion of the property along and adjacent to said right -of -way as
may be reasonably necessary in connection with construction, maintenance, repair, removal or replacement of
the facilities. Grantor(s) shall have the right to use said premises provided such use does not interfere with the
facilities or any other rights granted to Grantee(s) hereunder.
This right shall be binding upon and inure to the benefit of the successors and assigns of Grantor(s) and the
successors and assigns of Grantee, and may be assigned in whole or in part by Grantee(s).
