WHEREAS, Kaly Don Sellers, as mortgagor(s), mortgaged to
Mortgage Electronic Registration Systems, Inc., as nominee for Major Mortgage,
as mortgagee, the hereinafter described real property by that certain mortgage
dated June 6, 2005 (the "Mortgage and duly recorded in the records of the
office of the County Clerk and ex- officio Register of Deeds in and for Lincoln
County, State of Wyoming, on June 8, 2005, at Reception No. 909076 in Book
587 at Page 650.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Wells Fargo Bank, N.A.

Assignment recorded: December 11, 2008
Assignment recording information: at Reception No. 944125 in Book 711 at Page
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wells Fargo Bank, N.A., acting under a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on May 12, 2009, at 10:00 o'clock in the forenoon, at
public vendue, at the front door of the Lincoln County Courthouse located at 925
Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Wells Fargo Bank, N.A. "Successful Bidder made
the highest and best bid for the hereinafter described real property in the sum of
$136,562.08, and the said real property was then and there sold to the
Successful Bidder on May 12, 2009 "Sale Date and a Certificate of Sale was
issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming,
to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on May 12, 2009, at
Reception No. 947087 in Book 722 at Page 765.
WHEREAS, said Certificate of Sale was assigned to The Secretary
Of Housing And Urban Development Of Washington, D.C., His Successors And
Assigns, its successors and assigns by that certain Assignment of Certificate of
Sale dated August 11, 2009 and recorded in the records of the County Clerk and
e ,officio Register of Deeds in and for Lincoln County, State of Wyoming, on

WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said The Secretary Of
Housing And Urban Development Of Washington, D.C., His Successors And
Assigns whose address is c/o Michaelson, Connor, Boul, Inc., 5312 Bolsa Ave,
STE 200, Huntington Beach, CA 92649, ATTN: Single Family Property
Disposition Branch, its successors and assigns, all right, title, and interest to the
following described real property situate in Lincoln County, State of Wyoming, to-

6th P.M., Lincoln County, Wyoming and being a portion of that
certain parcel of land contained in Warranty Deed recorded June
18, 1992 in Book 311 PR on page 497 of records of Lincoln
County Clerk and being more particularly described as follows:
Beginning at a point in the North boundary of the SE1 /4 of said
Section 23, said point being 775.50 feet West of the B.L.M. type
monument marking the Northeast corner of the said SE1 /4;
thence South 162.00 feet, along the West boundary of said land
in Book 311; thence East 142 feet along that portion of the North
boundary of the land contained in Warranty Deed recorded April
14, 1997 in Book 396PR on page 8 of records of Lincoln County
Clerk, to the West boundary of the land contained in said Book
396; thence North 162 feet along that portion of the West
boundary of the land contained in Book 396 to the said North
