WHEREAS, Billy Peterson, as mortgagor(s), mortgaged to Option
One Mortgage Corporation, as mortgagee, the hereinafter described real
property by that certain mortgage dated March 8, 2007 (the "Mortgage and
duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on March 12,
2007, at Reception No. 927550 in Book 651 at Page 95.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Wells Fargo Bank, N.A., as Trustee for Option One Mortgage Loan Trust
2007 -4 Asset Backed Certificates, Series 2007 -4
Assignment dated: December 27, 2007
Assignment recorded: January 7, 2008
Assignment recording information: at Reception No. 936056 in Book 683 at Page 144
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wells Fargo Bank, N.A., as Trustee for Option One Mortgage Loan
Trust 2007 -4 Asset Backed Certificates, Series 2007 -4, acting under a power of
sale contained in the Mortgage, proceeded to advertise for sale and did sell the
hereinafter described real property on July 14, 2009, at 10:00 o'clock in the
forenoon, at public vendue, at the front door of the Lincoln County Courthouse
located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of
Wyoming; and
WHEREAS, Wells Fargo Bank, N.A., as Trustee for Option One
Mortgage Loan Trust 2007 -4 Asset Backed Certificates, Series 2007 -4
"Successful Bidder made the highest and best bid for the hereinafter described
real property in the sum of $551,250.00, and the said real property was then and
there sold to the Successful Bidder on July 14, 2009 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on July 14, 2009, at Reception No. 948267 in Book 727 at Page 394;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Wells Fargo Bank,
N.A., as Trustee for Option One Mortgage Loan Trust 2007 -4 Asset Backed
Certificates, Series 2007 -4, 4875 Belfort Road Suite 130, Jacksonville, FL
32256, its successors and assigns, all right, title, and interest to the following
described real property situate in Lincoln County, State of Wyoming, to -wit:
THAT PART OF THE NW1 /4NE1/4 OF SECTION 20, T3ON, R118W OF THE 6TH P.M.,
LINCOLN COUNTY, WYOMING, BEING PART OF THAT TRACT OF RECORD IN THE
OFFICE OF THE CLERK OF LINCOLN COUNTY IN BOOK 375PR ON PAGE 80
DESCRIBED AS FOLLOWS: BEGINNING AT THE NORTHWEST CORNER OF SAID
NW1 /4NE1/4; THENCE SOUTH 00 °00'36" WEST, 762.00 FEET, ALONG THE WEST
LINE OF SAID NW1 /4NE1/4 TO A POINT; THENCE NORTH 73 °24'07" EAST, 179.25
FEET TO A POINT; THENCE NORTH 71 °34'27" EAST, 88.61 FEET TO A POINT;

FEET ALONG SAID NORTH LINE TO THE CORNER OF BEGINNING.
Together with all improvements thereon situate and all fixtures and
appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Wells Fargo Bank, N.A., as Trustee for Option One Mortgage Loan
Trust 2007 -4 Asset Backed Certificates, Series 2007 -4, its successors and
assigns forever.
