HomeMy WebLinkAbout9513546010918129 SHERIFF'S DEED 000233 WHEREAS, Richard Bravo and Bridgette Bravo, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for Novastar Mortgage, Inc., as mortgagee, the hereinafter described real property by that certain mortgage dated January 26, 2007 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on January 31, 2007, at Reception No. 926445 in Book 647 at Page 684. All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of Mortgage Electronic Registration Systems, Inc., as nominee for Novastar Mortgage, Inc, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on August 11, 2009, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, Mortgage Electronic Registration Systems, Inc., as nominee for Novastar Mortgage, Inc "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $191,250.00, and the said real property was then and there sold to the Successful Bidder on August 11, 2009 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on August 11, 2009, at Reception No. 948866 in Book 729 at Page 524; WHEREAS, said Certificate of Sale was assigned to Deutsche Bank National Trust Company, as Trustee under NovaStar Mortgage Funding Trust, Series 2007 -1, its successors and assigns by that certain Assignment of Certificate of Sale dated November 20, 2009 and recorded in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on December 18, 2009, at Reception No. 951173 in Book 738 at Page 582. WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said Deutsche Bank National Trust Company, as Trustee under NovaStar Mortgage Funding Trust, Series 2007 -1, 1595 Spring Hill Road, Suite 310, Vienna, VA 22182, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: ShDeed Lot 9 of Riverview Meadows Subdivision to the Town of Alpine, Lincoln County, Wyoming as described on the official plat filed on July 2, 1993 as Instrument No. 767416 of the records of the Lincoln County Clerk with an address of 404 Snake River Drive, Alpine, WY 83128 RECEIVED 12/31/2009 at 1:02 PM RECEIVING 951354 BOOK: 739 PAGE: 233 JEANNE WAC LINCOLN COUNTY CLERK, KEMMERER, WY Sheriffs Deed Bravo 09 -14361 Page 1 of 2 TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to Deutsche Bank National Trust Company, as Trustee under NovaStar Mortgage Funding Trust, Series 2007 -1, its successors and assigns forever.
