SHERIFF'S DEED
WHEREAS, Heather Baskett and Philip Baskett, as mortgagor(s),
mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for
Pinnacle Financial Corporation dba Tri -Star Lending Group, as mortgagee, the
hereinafter described real property by that certain mortgage dated April 4, 2007
(the "Mortgage and duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on April 11, 2007, at Reception No. 928326 in Book 654 at Page 182.
The mortgage and note secured thereby were assigned for value as follows:

Assignment recording information: at Reception No. 948922 in Book 729 at Page
849
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of IMPAC Funding Corporation, acting under a power of sale contained
in the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on September 29, 2009, at 10:00 o'clock in the forenoon,
at public vendue, at the front door of the Lincoln County Courthouse located at
925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, IMPAC Funding Corporation "Successful Bidder
made the highest and best bid for the hereinafter described real property in the
sum of $290,000.00, and the said real property was then and there sold to the
Successful Bidder on September 29, 2009 "Sale Date and a Certificate of
Sale was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on September
29, 2009, at Reception No.949760 in Book 732 at Page 845;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said IMPAC Funding
Corporation, PO Box 52708, Irvine, CA 52708 -2708, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:
Lot 156 of Star Valley Ranch Plat 18, Lincoln County,
Wyoming as described on the official plat filed on May
3, 1979 as Instrument No. 523540 of the records of
the Lincoln County Clerk

Together with all improvements thereon situate and
all fixtures and appurtenances thereto.

TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to IMPAC Funding Corporation, its successors and assigns forever.
