Solan, is indebted to the Southbrook Ranches Homeowner's Association (SRHA) for delinquent homeowner's dues incurred in relation to the following property owned by the above -named which is located in Lincoln County, Wyoming, more specifically described as: Lot 21 in Southbrook Ranches Subdivision, as described on the Official Plat of the Subdivision, filed on September 5, 1990, as Plat Nos. 335 -1 and 335 -2 and as instrument No. 222722 of the records of the Lincoln County Clerk. Joseph A. Solan was the grantee in a Warranty Deed, dated November 7, 2006, from George Todd Smith Abby Lee Smith(grantors), and recorded in Book 639, Page 722, as Document 924265, in the records of the Lincoln County Clerk This lien filing is authorized in accordance with the provisions of the Subdivision Covenants Restrictions (C &R's) recorded on October 4, 1991, in Book 302PR, beginning at Page 187, as amended of record. This filing covers the homeowner's dues that are delinquent for calendar year 2009 and the first -half 2010, and include penalty interest of 12% per annum, computed as of February 28, 2010. As a result of such delinquency SRHA claims the benefits of the C &R's and the Statutes of the State of Wyoming relating to liens upon the land and any improvements thereon as described above to the extent of 331.85, with penalty interest thereon accruing at the rate of 12 against the above -named and all persons who claim an adverse interest therein.
