WHEREAS, Timothy Wyatt Andrus, as mortgagor(s), mortgaged to
Shoshone First Bank, as mortgagee, the hereinafter described real property by
that certain mortgage dated March 30, 2006 (the "Mortgage and duly recorded
in the records of the office of the County Clerk and ex- officio Register of Deeds
in and for Lincoln County, State of Wyoming, on March 30, 2006, at Reception
No. 917128 in Book 615 at Page 656.
The mortgage and note secured thereby were assigned for value as follows:

All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wyoming Community Development Authority, acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on November 3, 2009, at 10:00 o'clock in
the forenoon, at public vendue, at the front door of the Lincoln County
Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State
of Wyoming; and
WHEREAS, Wyoming Community Development Authority
"Successful Bidder made the highest and best bid for the hereinafter described
real property in the sum of $87,759.50, and the said real property was then and
there sold to the Successful Bidder on November 3, 2009 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on November 3, 2009, at Reception No. 950339 in Book 735 at Page
60;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Wyoming Community
Development Authority, P.O. Box 10100, Casper, WY 82602, its successors and
assigns, all right, title, and interest to the following described real property situate
in Lincoln County, State of Wyoming, to -wit:

LOTS 1 AND 2 OF BLOCK 28 OF THE FIRST
ADDITION TO THE TOWN OF LABARGE,
FORMERLY TULSA, LINCOLN COUNTY,
WYOMING.
with an address of 311 West 4th Avenue, LaBarge, WY 83123
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.

all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Wyoming Community Development Authority, its successors and
