WHEREAS, Marilee Trahan, as mortgagor(s), mortgaged to
Mortgage Electronic Registration Systems, Inc., as nominee for People's Choice
Home Loan, Inc., as mortgagee, the hereinafter described real property by that
certain mortgage dated January 30, 2007 (the "Mortgage and duly recorded in
the records of the office of the County Clerk and ex- officio Register of Deeds in
and for Lincoln County, State of Wyoming, on February 5, 2007, at Reception
No. 926556 in Book 648 at Page 127.
The mortgage and note secured thereby were assigned for value as follows:

WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of LNV Corporation Inc., acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on November 24, 2009, at 10:00 o'clock in the forenoon, at public
vendue, at the front door of the Lincoln County Courthouse located at 925 Sage
Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, LNV Corporation Inc. "Successful Bidder made the
highest and best bid for the hereinafter described real property in the sum of
$221,000.00, and the said real property was then and there sold to the
Successful Bidder on November 24, 2009 "Sale Date and a Certificate of Sale
was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on November
24, 2009, at Reception No. 950748 in Book No. 736 at Page 718.
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said LNV Corporation Inc.,
15770 Dallas Pkwy LB 62, Dallas, TX 75248 -3305, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:
Lot Nineteen (19) of Star Valley Ranch Plat 21,
recorded October 22, 1982 at Document Number
586332, Map Number 284, in the office of the Clerk,
Lincoln County, Wyoming
with an address of 382 Butte Drive, Star Valley Ranch, WY 83127
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.

TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to LNV Corporation Inc., its successors and assigns forever.
