WHEREAS, Anne Whitehurst, as mortgagor(s), mortgaged to
Mortgage Electronic Registration Systems, Inc., as nominee for Homequest
Mortgage, as mortgagee, the hereinafter described real property by that certain
mortgage dated July 5, 2007 (the "Mortgage and duly recorded in the records
of the office of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, State of Wyoming, on July 12, 2007, at Reception No. 931224
in Book 665 at Page 544.
The mortgage and note secured thereby were assigned for value as follows:

WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Flagstar Bank, FSB, acting under a power of sale contained in the
Mortgage, proceeded to advertise for sale and did sell the hereinafter described
real property on November 24, 2009, at 10:00 o'clock in the forenoon, at public
vendue, at the front door of the Lincoln County Courthouse located at 925 Sage
Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Flagstar Bank, FSB "Successful Bidder made the
highest and best bid for the hereinafter described real property in the sum of
$675,000.00, and the said real property was then and there sold to the
Successful Bidder on November 24, 2009 "Sale Date and a Certificate of Sale
was issued by the undersigned Sheriff in and for Lincoln County, State of
Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale
was duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on November
24, 2009, at Reception No. 950749 in Book 736 at Page 725;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Flagstar Bank, FSB,
1610 East St. Andrews Street, Santa Ana, CA 92705, its successors and
assigns, all right, title, and interest to the following described real property situate
in Lincoln County, State of Wyoming, to -wit:

Lot Eight (8) of Salt River Cove Division Number One
(1), Lincoln County, Wyoming as described on the
official plat number 367 -D filed June 4, 2004 as
instrument No. 899873 of the records of the Lincoln
County Clerk
with an address of 268 Willow Lake Drive, Alpine, WY 83128
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.

TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Flagstar Bank, FSB, its successors and assigns forever.
