SHERIFF'S DEED
WHEREAS, Stephanie Marie Lomeli Mariani and David Lomeli, as
mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as
nominee for Countrywide Bank, N.A., as mortgagee, the hereinafter described
real property by that certain mortgage dated January 10, 2007 (the "Mortgage
and duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on January 25,
2007, at Reception No. 926327 in Book 647 at Page 187.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: The Bank of New York Mellon FKA The Bank of New York as Trustee
for the Benefit of the Certificateholders, CWALT, Inc., Alternative Loan Trust
2007 -0A7

All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of The Bank of New York Mellon FKA The Bank of New York as
Trustee for the Benefit of the Certificateholders, CWALT, Inc., Alternative Loan
Trust 2007 -0A7, acting under a power of sale contained in the Mortgage,
proceeded to advertise for sale and did sell the hereinafter described real
property on December 1, 2009, at 10:00 o'clock in the forenoon, at public
vendue, at the front door of the Lincoln County Courthouse located at 925 Sage
Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, The Bank of New York Mellon FKA The Bank of New
York as Trustee for the Benefit of the Certificateholders, CWALT, Inc.,
Alternative Loan Trust 2007 -0A7 "Successful Bidder made the highest and
best bid for the hereinafter described real property in the sum of $479,250.00,
and the said real property was then and there sold to the Successful Bidder on
December 1, 2009 "Sale Date and a Certificate of Sale was issued by the
undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex- officio Register of Deeds
in and for Lincoln County, State of Wyoming, on December 1, 2009, at
Reception No. 950820 in Book 737 at Page 174;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said The Bank of New York
Mellon FKA The Bank of New York as Trustee for the Benefit of the
Certificateholders, CWALT, Inc., Alternative Loan Trust 2007 -0A7, 400
Countrywide Way, SV 35, P.O. Box 10232, Simi Valley, CA 93065 -6298, its
successors and assigns, all right, title, and interest to the following described real
property situate in Lincoln County, State of Wyoming, to -wit:

all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to The Bank of New York Mellon FKA The Bank of New York as
Trustee for the Benefit of the Certificateholders, CWALT, Inc., Alternative Loan
Trust 2007 -0A7, its successors and assigns forever.
IN WITNESS WHEREOF, the undersigned has caused this
Sheriff's Deed to be executed and delivered on the '7 day of
2010.
