Box 5008, Etna, WY 83118, GRANTEES, the following described permanent and perpetual right -of -way easement for the following purposes: 1. Purpose of Easement: This easement is made and granted for the purpose of providing a permanent and perpetual Sixty (60) foot wide right -of -way easement for the ingress and egress and all utilities to the following described real property: See Exhibit "A," annexed hereto, and herein referred to as the "Property." 2. Conditions of Easement: (a) The easement is a common easement for the mutual benefit of the Grantees and their successors. (b) The easement is subject to all applicable provisions of the HOBO RANCH, Covenants, Conditions and Restrictions, recorded in book 585, at pages 390 to 401, in the Office of the County Clerk of Lincoln County, Wyoming, document 908442, and all amendments thereto, including, without limitation, the provisions regarding assessments, construction and maintenance of the roadway and utilities. 3. Description of Easement: See Exhibit "B," annexed hereto, herein referred to as the "Easement." 4. Binding Effect: The terms and conditions of this easement shall be binding upon and inure to the benefit of the heirs, successors in interest and assigns of the Grantees.
