The undersigned, Timothy J Bommer, Trustee of the Timothy J Bommer Living
Trust, dated May 12, 1997 (Bommer Trust) and Vicki K. Rohan, Trustee of the Vicki K.
Rohan Living Trust, dated September 2, 1999, (Rohan Trust), whose address is P.O. Box
5186, Etna, WY 83118, GRANTORS, for and in consideration of Ten Dollars ($10.00)
and other good and valuable consideration, receipt of which is acknowledged, hereby
GRANT AND CONVEY to Timothy J Bommer Vicki K. Rohan, husband and wife, the
Bommer Trust and the Rohan Trust, P.O. Box 5186, Etna, WY 83118; David C. Hansen,
a single man, P.O. Box 328, Jackson WY 83001; Craig P. Herro, Trustee, The Herro
Family Trust, 420 Quartz Street, Redwood City, CA 94062, and; James A. Turley, a
single man, P.O. Box 5008, Etna, WY 83118, GRANTEES, the following described
permanent and perpetual right -of -way easement for the following purposes:
1. Purpose of Easement: This easement is made and granted for the purpose of
providing a permanent and perpetual Sixty (60) foot wide right -of -way easement for the
ingress and egress and all utilities to the following described real property:
See Exhibit "A," annexed hereto, and herein referred to as the "Property."
2. Conditions of Easement
(a) The easement is a common easement for the mutual benefit of the
Grantees and their successors.
(b) The easement is subject to all applicable provisions of the HOBO RANCH,
Covenants, Conditions and Restrictions, recorded in book 585, at pages 390 to 401, in
the Office of the County Clerk of Lincoln County, Wyoming, document 908442, and all
amendments thereto, including, without limitation, the provisions regarding
assessments, construction and maintenance of the roadway and utilities.
3. Description of Easement:
See Exhibit "B," annexed hereto, herein referred to as the "Easement."
4. Binding Effect: The terms and conditions of this easement shall be binding upon
and inure to the benefit of the heirs, successors in interest and assigns of the Grantees.
5. Waiver of Homestead Rights: The Grantors hereby waive and release all rights in
and to the easement under and by virtue of the homestead exemption laws of the State

That part, of the S1/2 of Section 2? a..- N1/2 of Section 34 of
T36N, R119W, Lincoln County, Wyoming, described as follows:
BEGINNING at a point at a fence corner, S44 34.1'W, 1883.77 feet
from the northeast corner of said S1/2 found as described in the
Certified Land Corner Recordation Certificate filed in the Office
of the Clerk of Lincoln County;
thence S00 25.1'W, 1305.45 feet along a fence line to an
intersection with the south line of said Section 27, S89 53.5'w,
1331.59 feet from the southeast corner of said Section 27;
thence continuing S00 25.1'W, 16.87 feet along said fence line
to a point on an underground pipeline;
thence S89 32.3'W, 2754.33 feet along said underground pipeline
to a spike in the center -.line of the Roberts- Wolfley County Road
No 12 -109;
thence northerly along said center -line as follows:
thence N01 -41.9'W, 33.88 feet to an intersection with the said
south line of Section 27;
thence continuing NO1 41.9'W, 710.47 feet to a spike at the
beginning of a tangent circular curve to
thence northerly, 389.30 feet along the arc of said curve,
through a central angle of 19 45..5', having a radius of 1128.89
feet, to a spike;
thence N18' 03.6'E, 124.30 feet to a spike at the beginning of a
tangent circular curve to the left;
thence northerly, 88.31 feet along the are of said curve, through
a central angle of 08 15.2', having a radius of 613.03 feet, to
a spike, and leave said center -line;
thence N89 43.0'E, 2871..09 feet along a fence line to the POINT
OF BEGINNING;
ENCOMPASSING an area of 83.95 acres, more or less;
the "points" and "spikes" (monuments) called for in the
description take precedence over the calls for the fence lines
and the pipeline in determining the actual boundaries of the
tract herein described;
this survey included a faithful retracement of the said County
Road; should the center -line of the said County Road be shown to
he in a different location than called for herein, then the
center-line of the said County Road shall be the west boundary
tine of the above described tract and the monuments called for
herein shall rule for the direction of the north and south lines
of the tract;
"point" indicates a 5/8" x 24" steel reinforcing
aluminum cap inscribed: "SURVEYOR SCFIER:BEL LTD.
PLS 3889 and other appropriate details, set this
"spike" indicates a 3/8" x 12" steel spike set this survey;
the section lines as described herein are those established by
Surveyor Scherbel, Ltd. during a survey performed at the request
of the Wyoming Game and Fish Department during 1990 and 1991 as
shown on the plats of said survey to be filed in the said Office;
all in accordance with the plat to be filed in the Office of the

49'-39"W, 716.58 feet, from the northwest corner of the SE1/4,SW1/4 of said Section 27, as

record in said Office in Book 622 of Photostatic records on page 818;
thence N89°-04'-53"E, 219.25 feet, to the southeast point of said tract in Book 622,

thence N89°-1 1 '-14"E, 1156.61 feet, along the north line of said tract in Book 611, to a
point;
thence N89°-04'-16"E, 491.92 feet, to a spike at the center of a sixty (60) foot radius cul-
de-sac as depicted on the below referenced plat;
the base bearing for this survey is the north line of the SE1/4SW1/4 of Section 27, T36N
R119W, being S89'-12'-00"E;
the northerly and southerly right-of-way lines of the above described easement to be
shortened or lengthened as necessary to create a continuous easement with a minimum
width of sixty (60) feet to meet the easterly right-of-way line of said Roberts-Wolfley
County Road No. 12-109;
