WHEREAS, Kristen Draney and Buckley Draney, as mortgagor(s),
mortgaged to First Horizon Home Loan Corporation, as mortgagee, the
hereinafter described real property by that certain mortgage dated March 2, 2007
(the "Mortgage and duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on March 8, 2007, at Reception No. 927481 in Book 650 at Page
846.
The mortgage and note secured thereby were assigned for value as follows:

All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wyoming Community Development Authority, acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on December 8, 2009, at 10:00 o'clock in
the forenoon, at public vendue, at the front door of the Lincoln County
Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State
of Wyoming; and
WHEREAS, Wyoming Community Development Authority
"Successful Bidder made the highest and best bid for the hereinafter described
real property in the sum of $163,560.18, and the said real property was then and
there sold to the Successful Bidder on December 8, 2009 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on December 8, 2009, at Reception No. 950931 in Book 737 in Page
656;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Wyoming Community
Development Authority, P.O. Box 10100, Casper, WY 82602, its successors and
assigns, all right, title, and interest to the following described real property situate
in Lincoln County, State of Wyoming, to -wit:
A PORTION OF THE SE1 /4SW1/4 OF SECTION 34, T33N, R119W OF THE
6TH P.M., LINCOLN COUNTY, WYOMING BEING MORE PARTICULARLY
DESCRIBED AS FOLLOWS:
BEGINNING AT AN IRON PIPE SET NORTH 0 °19'10" EAST, ALONG THE
EAST LINE OF SAID SE1 /4SW1/4, 502.66 FEET FROM A BRASS CAP
MONUMENT MARKING THE SOUTHEAST CORNER OF SAID SE1 /4SW1/4;
THENCE RUNNING NORTH 89 °40'50" WEST, 14.00 FEET TO AN IRON PIPE
SET NEAR AN EAST -WEST FENCE LINE MARKING THE TRUE POINT OF
BEGINNING OF THIS DESCRIPTION; THENCE RUNNING NORTH 89 °40'50"
WEST, 367.16 FEET TO AN IRON PIPE FOUND NEAR A FENCE CORNER
