Thoman, as Successor Trustee of the William J. Thoman Primary Trust dated November 15, 1995, and Mary A. Thoman, as Successor Trustee of the Mary A. Thoman Primary Trust dated November 15, 1995 (hereinafter "Grantors for and in consideration of Ten Dollars ($10.00) and other valuable consideration, in hand paid, the receipt whereof is hereby acknowledged, does hereby remise, release and forever quitclaim unto W M Thoman Ranches, LLC, a Wyoming limited liability company (hereinafter "Grantee of P.O. Box 146, Green River, WY 82935, all of Grantors' interest in and to all of the oil, gas and other minerals including, without limitation, sand, gravel and fissionable materials, in and under, and may be produced from, the following- described lands situate in Lincoln County, Wyoming, more particularly described as follows: Township 24 North, Range 112 West, 6 P.M., Lincoln County, Wyoming: Section 14: Lots Two (2), Four (4), Five (5), Six (6) and Seven (7), and the Southeast Quarter of the Northwest Quarter (SE'/,NW%) Section 15: Lots One (1), Two (2), Six (6), Seven (7), and Eight (8), and the North Half of the Southwest Quarter (N;ASW' Section 23: the North Half of the Northeast Quarter (N;ANE%) the Southeast Quarter of the Northeast Quarter (SE and the Northeast Quarter of the Southeast Quarter (NE' %SE' Section 24: Lots Two (2), Three (3) and Four (4), the South Half of the Northwest Quarter (S%NW' and the Southwest Quarter (SW%); Section 25: the North Half of the Northwest Quarter (N, NW' and the Southeast Quarter of the Northwest Quarter (SEl/,NW' and the streambed to the centerline of the Green River to which streambed the above described lands are riparian; together with the right of ingress and egress at all times for the purpose of mining, drilling, exploring, operating and developing said lands for oil, gas and other minerals, including without limitation, sand, gravel and fissionable materials, and storing, handling, transporting and marketing the same therefrom with the right to remove from said land all of Grantors' property and improvements. This conveyance is subject to any rights now possessed by any lessee or assigns under any valid and subsisting oil and gas lease of record heretofore executed; it being understood and agreed that the Grantee shall have, receive and enjoy the herein granted undivided interests in and to all bonuses, rents, royalties and other benefits which may accrue under the terms of said lease insofar as it covers the above described land from and after the date hereof, precisely as if the Grantee had been at the date of the making of said lease the owner of similar undivided interests in and to the land described and Grantee included as the lessor therein.
