KNOW ALL MEN BY THESE PRESENTS: That LORENE A. GARDNER, a widower,
and RYAN REX GARDNER, Grantors, for and in consideration of Ten Dollars and other good
and valuable consideration conveys and quitclaims to: RYAN REX GARDNER and SARAH
MARIE GARDNER, husband and wife, as joint tenants with rights of survivorship, Grantees, all
of the Grantors' interest in the following described real estate, situate in the County of Lincoln, in
the State of Wyoming, to wit:
Tract A B. Beginning at a point on the East boundary line of Lot 1, Block 12,
Afton Townsite, Lincoln County, Wyoming, which is 10 rods South of the Northeast corner of
said Lot 1, and running thence S 87° 42' E on a line parallel of the North boundary line of said
lot 1, 220 feet to the West boundary line of said NE 1/4 SE1 /4 of Section 30, T32N, R118 W, of
the 6 P.M. Wyoming;
Thence South along said West boundary line 465 feet, more or less, to a point 630 feet
South of the Northwest corner of said NE1 /4 SE1 /4;
Thence N 87° 42' W, on a line parallel to the North boundary line of Lot 4 of said Block
12, 240 feet, more or less, to the East boundary line of said Lot 4;
Thence Northerly along the East boundary line of said Block 12, 460 feet, more or less, to
the point of beginning.
Tract C. Commencing at a point which is N 0° 0' East, 393 feet from the
Southwest corner of the NE 1/4 SE 1/4 of Section 30, T32N R118W of the 6 P.M., Lincoln
County, Wyoming, and running thence S 87° 42' East, 124 feet, more or less, to the West
boundary line of the Clarence Chadwick property;
Thence N 15° 09' E, 60 feet, along said West boundary line;
Thence continuing along said West boundary line, N 3° 50' West, 191 teet, more or less,
to the Southwest corner of the Frank Brog property;
Thence continuing N 3° 50' West, 50 feet, more or less, along the West boundary line of
the Frank Brog property, to a line parallel of the South boundary line of Lot 4, Block 12, of the
Afton, Wyoming Townsite, that intersects the West boundary line of said NE 1/4 SE 1/4, 300 feet
North of the point of beginning;
Thence N 87° 42' West, along said line that is parallel to the South line of said Lot 4, 130
feet, more or less, to a point on the West boundary line of said NE 1/4 Se 1/4 that is 300 feet North
of the point of beginning;
Thence South, along said West boundary line 300 feet to the point of beginning.
Tract R. Beginning at the Northwest corner of the NE1 /4 SE1 /4 of Section 30,
T32N, R118W, of the 6 P.M., Lincoln County, Wyoming and running thence South along the
West boundary line of said NE1 /4 SE1 /4, 330 feet, to the North boundary line, extended of Lot 4,
Block 12, Afton Townsite, Lincoln County, Wyoming;
Thence S 87° 42' East, along said North boundary line, extended, 36.3 feet;
Thence North on a line parallel to the West boundary line of said NE1 /4 SE1 /4, 330 feet,
more or less, to the North boundary line of said NE 1 /4 SE 1 /4;
Thence West, along said North boundary line 36.3 feet, more or less, to the point of
beginning;
Excepting and reserving therefrom unto Mayo W. Call and Elsie C. Call, a right -of -way
easement for ingress and egress, with a right to construct and maintain a driveway along the
right -of -way to and from the Swift Creek County Road to the West boundary line of the Mayo
W. Call and Elsie C. Call property, over, across, and along a two rod strip of laid whose
centerline is more particularly described in Warranty Deed recorded in Book 188PR on page 128
of Official records and also a right -of -way easement for a buried domestic water pipeline 50 feet
in width, also described in Warranty Deed recorded in Book 188 PR on page 128 of Official
Records.

Tract S. Beginning at a point on the North boundary line of the Frank Brog
property that is South 330 feet, thence S 87° 42' East, 170 feet, more or less (to the West
boundary line of said Brog property);
Thence N 12° 0' East, 90 feet (to the Northwest corner of the Brog property);
Thence S 85° 26' East, 115 feet along the North boundary line of said Brog property),
from the Northwest corner of NE1 /4 SE1 /4 of Section 30, T32N, R118W of the 6 P.M.,
Wyoming, and running thence North 90 feet;
Thence East 105 feet, more or less, to the Southwest corner of the Ross Gardner tract;
Thence S 54° 22' East, 54 feet;
Thence S 5° 25' West, 68 feet, more or less, to the North boundary line of the Frank Brog
tract;
Thence N 85° 26' West along the North boundary line of the Frank Brog tract, 140 feet,
more or less, to the point of beginning.
The above Tracts being located generally on or near Quincy Street, Afton, Wyoming and
consisting of 3.89 acres, more or less.
PARCEL II:
Tract P. Beginning at a point which is N 0° O'East 53 rods and 90° 0' East 20
rods from the Northwest corner of the NE1 /4 SE1 /4 of Section 30, T32N, R118W, of the 6
P.M., Wyoming, and running thence N 90° O'East, 60 rods, more or less, to the East boundary
line of the SE1 /4 NE1 /4 of said Section 30;
Thence North, along said East boundary line, 27 rods, more or less, to the North boundary
line of said SE1 /4 NE1 /4;
Thence West, along said North boundary line, 60 rods, more or less, to a point 20 rods
East of the West boundary line of said SE1 /4 NE1 /4;
Thence S 0° 0' East, 27 rods, more or less, to the point of beginning,
Excepting and Reserving therefrom unto Mayo W. Call and Elsie C. Call, a right -of -way
easement for ingress and egress along the west 30 feet of this tract, running from the Mayo W.
Call property on the South to the Lawrence Young property on the North.
The above Tract being located generally on or near County Road 138, Afton, Wyoming
and consisting of 10.13 acres, more or less.
PARCEL III:
Tract N; Beginning at a point which is N 0° 0' East, 429 feet and N 90° 0' East,
165 feet from the Northwest corner of the NE1 /4 SE1 /4 of Section 30, T32N, R118W, of the 6
P.M., Wyoming, and running thence S 0° 0' East, 403.5 feet, more or less, to the centerline of the
Afton Town canal;
Thence following along the thread of said canal, in an Easterly direction S 79° 44' East
101.7 feet;
Thence S 62° 50' East, 73 feet, more or less) to a point 20 rods East of the West
boundary line of said NE1/4 SE1/4;
Thence N 0° 0' East, 455 feet, more or less, to a point 429 feet North of the North
boundary line of said NE1/4 SE1/4;
Thence N 90° 0' West 165 feet, more or less, to the point of beginning.
The above Tract being located generally on or near 2nd Street, Afton, Wyoming and
consisting of 1.6 acres, more or less.
Together with all improvements thereon and all appurtenances thereto.
Subject to covenants, easements, reservations, restrictions and rights -of -way of record.
Hereby releasing and waiving all rights in and to said property under and by virtue of the
homestead exemption laws of the State of Wyoming, together with all the privileges,
hereditament, tenements and appurtenances thereunto belonging, or in any wise appertaining
thereto.
