DANA, Grantors, for and in consideration of TEN DOLLARS ($10.00) and other valuable consideration, in hand paid, receipt of which is hereby acknowledged, hereby CONVEY AND WARRANT to JOHN H. TITENSOR and DEBRA C. TITENSOR, 1136 County Road 117, Thayne, Wyoming 83127, and JOHN D. ROBERTSON and CONNIE CHRISTINE ROBERTSON, 1088 County Road 117, Thayne, Wyoming 83127, Grantees, a 33-foot wide perpetual right-of-way easement on the following described real estate situate in the County of Lincoln, State of Wyoming, for the following purposes and under the following conditions: 1. DESCRIPTION OF EASEMENT. The easement is described as follows: The North 33 feet of the W1/2 NW1/4 SWl/4 of Section 18, T34N, RI 18W, 6' P.M., in Lincoln County, Wyoming, running in an East-West direction from Muddy String County Road 12-117. 2. PURPOSE OF EASEMENT. The easement shall be for the purpose of providing a perpetual 33-foot right-of-way easement for ingress and egress to the properties described in the deeds attached hereto. 3. EASEMENT CONDITIONS. The easement is subject to the following conditions: (a) Any improvements made within the right-of-way easement shall be at the sole expense of the person making the improvements unless otherwise agreed to in writing. (b) Grantors, for themselves, and their heirs, successors, and assigns, hereby reserves the right to use the right-of-way easement for all ingress and egress to their property, specifically including use for agricultural purposes, and for any purpose not inconsistent with the easement RIGHT-OF-WAY EASEMENT DANA et ux. to Titensor et al. Page 1 of 3 granted herein. 080 4. EASEMENT RUNS WITH THE LANDS. The right-of-way easement created herein shall run with the lands identified in the four (4) deeds to Grantees, attached hereto, and shall be binding on and shall inure to the benefit of the owners of the properties identified therein, and to their respective heirs, successors, or assigns. 5. REPLACEMENT OF EXISTING EASEMENT. This right-of-way easement replaces that portion of the right-of-way easement described in the attached paper entitled "Easement Abandonment". 6. RELEASE OF HOMESTEAD RIGHTS. Grantors hereby release and waive all rights under and by virtue of the homestead exemption laws of the State of Wyoming.
