J. Thek, Deputy Sheriff of the County of Lincoln, State of Wyoming, hereinafter referred to as "Grantor", and Elworth E. Erickson, a single, man. WITNESSETH: BOO PR PAGE- 414 WHEREAS, on October 18, 1998, Elworth E. Erickson and Fayone C. Erickson as mortgagee did file a mortgage executed by Deano Chlepas and Patti Chlepas, in Book 419, page 413 in the records of the Lincoln County Clerk in Kemmerer, Wyoming effecting real property located in Lincoln County, Wyoming, said mortgage securing the payment of Two Hundred Thousand Dollars ($200,000.00), plus interest and attorney's fees, costs and expenses incurred by the mortgagee in foreclosing said property in accordance with the laws of the State of Wyoming; and WHEREAS, default occurred in the payment of the amount owed to the mortgagee under the mortgage; and WHEREAS, notice as required by law was given and a Sheriff's Sale was held at 10:00 o'clock in the morning on the 14th day of April, 2000 at the front door of the Lincoln County Courthouse, Kemmerer, Lincoln County, Wyoming; and WHEREAS, at said sale, Elworth E. Erickson purchased the real estate above- described for the sum of Two Hundred Five Thousand Eight Hundred Thirty Seven Dollars and Thirty Two Cents ($205,837.32); and WHEREAS, a Sheriff's Affidavit In Foreclosure was issued by the Sheriff of Lincoln County, Wyoming following the sale, which instrument was recorded in Book 306 pages 309-315 as Document No. 0397852 in the office of the Lincoln County Clerk in Kemmerer, Wyoming; and, a Certificate Of Sale was issued by the Sheriff of Lincoln County, Wyoming following the sale, which instrument was recorded in Book 454, PR page 202 in the office of the Lincoln County Clerk in Kemmerer, Wyoming; and WHEREAS, the periods of redemption prescribed by Sections 1-18-103 and 1- 18-104, Wyoming Statutes, 1977, have expired and neither Deano Chlepas and Patti Chlepas the owners, nor Community First National Bank, junior mortgage holder whose mortgage was recorded in Book 431 PR Page 217, of the Lincoln County Clerk, nor Mark Herzog and Linda Herzog, junior mortgage holder whose mortgage was recorded in Book 441 PR Page 0524 of the Lincoln County Clerk, redeemed the property after having been given proper notice, such that Elworth E. Erickson is entitled by law to a proper conveyance of the property hereinafter described; I 4 1. ;.3 NOW, THEREFORE, by virtue of the sale, the purchase and the payment of said money as aforesaid by said purchaser, and by virtue of the authority vested in me by law, I hereby grant, bargain, sell, and convey unto Elworth E. Erickson, a single man, GRANTEE, whose address is Post Office Box 3284, Alpine, Wyoming 83128 all of the that real property situated in Lincoln County, Wyoming, described as: A parcel of land located in the NE1/4, Section 23, T36N, R119W, 6th P.M., Lincoln County, Wyoming, being a portion of that record tract in 24 D 221 in the Office of the Lincoln County Clerk, and being more particularly described as follows: Beginning at the Center one-quarter (CI/4) corner of said Section 23, where is found a BLM-type brass cap: Thence NO0°3434"W, 438.84 feet along the West line of said NE1/4 to a point; Thence along the South line of that record tract in 243 PR 446 in said Office through the following courses and distances; N51°13'18"E, 554.65 feet to a point; N46°37'21"E, 214.64 feet to a point; N45°19'05"E, 516.06 feet to a point; Thence N44°34'53"E, 46.90 feet along the South line of that record tract in 170 PR 3 in said Office to a point; Thence N89°48'09"E, 671.41 feet to a point; Thence S00°11'51"E, 1326.50 feet to a point on the South line of said NE1/4; Thence S89°48'09"W, 1659.83 feet along the South line of said NE1/4 to the Point of Beginning. Together with and including all improvements thereon and all appurtenances and hereditaments thereunto belonging. Subject to all covenants, conditions, restrictions, easements, reservations, and rights-of-way of sight and/or record. IN WITNESS WHEREOF, I have d and year first above written.
