By Warranty Deed dated July 16, 2003, recorded in the Lincoln County Recorder's Office on July 22, 2003, as Entry No. 891843, at Book 527, Page 854 (the "Original Deed F.A.T Investments Limited Partnership, a Wyoming limited partnership, Grantor, conveyed the property described on Exhibit A attached hereto to Jeffrey H. Talley and Audrey F. Talley, Grantee, as joint tenants with full rights of survivorship, of 7685 South 3200 West, Benjamin, Utah 84660. B. When the Original Deed was executed, it was the intent of Grantor to convey to Grantee approximately 25 acres of real property that includes the 20 acres, more or less, conveyed by the Original Deed, and a contiguous five acres. C. The purpose of this Correction Warranty Deed is to convey to Grantee the additional five acres of real estate, more or less, that was intended to be conveyed by the Original Deed. Conveyance Therefore, F.A.T. Investments Limited Partnership, a Wyoming limited partnership, Grantor, for and in consideration of $10 and other good and valuable consideration in hand paid, receipt whereof is hereby acknowledged, conveys and warrants to Jeffrey H. Talley and Audrey F. Talley, as joint tenants with full rights of survivorship, Grantee, whose mailing address is 7685 South 3200 West, Benjamin, Utah 84660, the real property located in Lincoln County, State of Wyoming, that is more fully described on Exhibit A, attached hereto and is by this reference incorporated herein, releasing and waiving all rights under and by virtue of the homestead exemption laws of the State of Wyoming The conveyance made by this Correction Warranty Deed includes the perimeter description of the entire 25 acres, more or less, conveyed. For that reason, the statutory warranties that benefit Grantee by reason of this Correction Warranty Deed will apply only to the real property that is described on this Correction Warranty Deed and that is not included within the described property on the Original Deed.
