Sessions, husband and wife, were the owners of record of certain property in Lincoln County, Wyoming, pursuant to a Warranty Deed that was recorded in the land records of Lincoln County, Wyoming in Book 570 PR at Pages 51 and 52 on October 14, 2004 as Instrument No. 903729; and WHEREAS, a portion of said property was mortgaged by said owners to The Bank of Star Valley through a Mortgage that was recorded in the land records of Lincoln County, Wyoming in Book 696 PR at Pages 137 through 141 on June 2, 2008, as Instrument No. 939446; and WHEREAS, after said owners defaulted on said Mortgage on said property, The Bank of Star Valley obtained a Default Judgment and Decree of Foreclosure and Sale which was entered on February 8, 2010 in The Bank of Star Valley v. Sessions, Civil No. CV- 2010 -03 -DC (Lincoln County District Court); and WHEREAS, pursuant to the terms of said Mortgage, pursuant to said Default Judgment and Decree of Foreclosure and Sale, and pursuant to Wyoming Statutes 34- 4 -101 et seq., Foreclosure by Advertisement and Sale, the Sheriff of Lincoln County, Wyoming held a foreclosure sale at the Lincoln County Courthouse, in Kemmerer, Wyoming on the said property, at 10:00 a.m. on March 30, 2010; and WHEREAS, The Bank of Star Valley, a Wyoming Banking Corporation was the successful bidder on the said property at said foreclosure sale, as shown on the Certificate of Purchase that was recorded in the land records of Lincoln County, Wyoming in Book 744 at Pages 649 through 673 on March 30, 2010 as Receiving No. 952718; and WHEREAS, no one has appeared to redeem the said property under the laws of the State of Wyoming within the time provided therefore under Wyoming law. NOW, THEREFORE, KNOW ALL PERSONS BY THIS DEED, that I, M. SHANE JOHNSON, SHERIFF OF LINCOLN COUNTY, WYOMING, in consideration of the premises, have granted and sold, and do hereby convey to THE BANK OF STAR VALLEY, a Wyoming Banking Corporation, P.O. Box 8007, Afton, Wyoming 83110, and its successors and assigns, the following described tract of land, to have and to hold the described premises with all appurtenances thereunto appertaining: Part of the Southeast Quarter of the Southeast Quarter of Section 33, Township 34 North, Range 118 West of the 6th P.M., Lincoln County, Wyoming being more particularly described as follows: BEGINNING at the Southeast Corner of said Southeast Quarter of the Southeast Quarter; and running thence West, 1039 feet along the south RECEIVED 7/6/2010 at 4:26 PM RECEIVING 954258 BOOK: 750 PAGE: 198 JEANNE WAGNER mir+nI NI rni i1ITV (:I PRK KFMMERER.
