KNOW ALL MEN BY THESE PRESENTS that DIANE T. MILNE, STEVEN
R. MILNE, and SCOTT C. MILNE in consideration of Ten Dollars ($10.00) and
other good and valuable consideration in hand paid, the receipt of which is hereby
acknowledged, herein CONVEY, QUITCLAIM AND WARRANT UNTO: STEVEN R.
MILNE and SCOTT C. MILNE, AS TENANTS IN COMMON, and their heirs,
successors, and assigns, all such right, title, interest, property, possession, claim, and
demand as we have or ought to have in or to all the following described real estate,
situated in the County of Lincoln, State of Wyoming, hereby releasing and waiving all
rights under and by virtue of the homestead exemption laws of the State of Wyoming,
to -wit:
The West Half of the Northeast Quarter (W1 /2 NE1 /4) of
Section Nineteen (19), Township 31 North, Range 118 West
of the Sixth P.M.
Excepting the following: Beginning at a brass cap monument set
marking the Northwest corner of Lot 2 (Northwest corner of SE /4
NE1/4) and the Northeast corner of SW1/4 NE /4 and running thence S
o °18'17" W, along the West line of Lot 2 (boundary between SW1/4
NE1/4 SE1/4 NE1/4) 1327.96 feet to the Southwest corner of Lot 2
(SE1/4 NE1/4), being also the Southeast corner of said SW /4 NE /4;
thence running S 89 °52'24" W, along the South line of said SW /4
NE /4, 59.03 feet to the Easterly right -of -way line of said Bowles Lane
Extension; thence Northerly along said Easterly right -of -way line, the
following courses and distances:
N 10 °54'23" W, 212.65 feet;
N 03 °53'17" E, 266.60 feet;
N 15 °20'43" W, 180.39 feet;
N 13 5 1 '44" W, 291.14 feet;
N 09 °0 3'39" W, 121.79 feet;
N 01 33'44" W, 275.9 feet to the intersection of said Easterly right of
way line with the North line of said SW1/4 NE /4; thence running N
89 °51'18" E, along last said North line, 232.45 feet to the point of
beginning. Enclosing an area of approximately four acres.
Also excepting that portion reserved, owned, and used by the State of
Wyoming as U.S. Highway 89
Enclosing an area of 72 acres, more or less.
Together with all water rights, mineral rights, improvements and
appurtenances thereon situate or in anywise appertaining thereunto. Subject,
however, to all reservations, restrictions, exceptions, easements and rights -of -way of
record or in use.
Hereby releasing and waiving all rights under and by virtue of the homestead
exemption laws of the State of Wyoming.
