KNOW ALL MEN BY THESE PRESENTS, that Dick Dixon, as Personal
Representative of the Estate of Gwen D. Blomquist, deceased, and as Trustee of the
Blomquist Family Trust, 2261 Engelmann Place, St. George, Utah 84790, hereinafter called
"Grantor"), for and in consideration of the sum of Ten Dollars ($10.00) and other good and
valuable consideration, the receipt of which is hereby acknowledged, does hereby convey and
quitclaim unto Dick and Norma D. Dixon as Trustees of the Dick Dixon Family Trust, Dated
February 19, 1992, 2261 Engelmann Place, St. George, Utah 84790, hereinafter called
"Grantee and its heirs and assigns, forever, all such right, title and interests as Grantor has or
ought to have, including any after acquired title, in and to all oil, gas, coal and other minerals in,
under or that may be produced from the following described real property situated in the
Counties of Sublette and Lincoln, and State of Wyoming, to wit:

This conveyance is made subject to any rights now existing in any Lessee or assigns
under any valid and subsisting mineral lease of record; it being understood and agreed that
Grantee shall have, receive and enjoy the undivided interest granted herein as to all bonuses,
rents, royalties and other benefits which may accrue under the terms of any mineral leases
insofar as the same may cover or pertain to the above described lands from and after the date
hereof.
