SHERIFF'S DEED
WHEREAS, Elizabeth Johnson and Rulon Gardner (collectively the "Mortgagor mortgaged to
West Coast Lending Group, Inc. (the "Mortgagee the hereinafter described real property by that
certain promissory noted (the "Note dated January 29, 2007, and that certain Mortgage dated January
29, 2007 (the "Mortgage Both the Note and Mortgage were executed by the Mortgagor and the
Mortgage was duly recorded on February 14, 2007, at Entry No. 926800 in Book 648, Page 755 in the
records of the Lincoln County Clerk, State of Wyoming;
WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County,
State of Wyoming, acting pursuant to a court order executed by the Honorable Dennis L. Sanderson,
Third District Court Judge (West Coast Lending Group, Inc. v. Elizabeth Johnson and Rulon Gardner,
Case No.: 2008- 72 -DC) on September10, 2008, wherein the Court authorized and directed foreclosure of
the Mortgage by foreclosure sale pursuant to Wyo. Stat. Ann. 1 -18 -111 et. seq.;
WHEREAS, Mortgagee arranged the Sheriff's Sale by publishing Notice of the Sale no less than
four (4) times with the Kemmerer Gazette, a newspaper of general circulation n the area surrounding the
below described property;
WHEREAS, the time and place set for the sale was October 14, 2008, at 10:00 am at the main
entrance of the Lincoln County Courthouse, 925 Sage Ave., Kemmerer, Wyoming, and the sale having
been held at said time and place, at which time and place the property was offered for sale to the highest
bidder;
WHEREAS, West Coast Lending Group, Inc. "Successful Bidder made the highest and best
bid for the hereinafter described real property in the sum of $500,000.00 Dollars, and the said real
property was then and there sold to the Successful Bidder on October 14, 2008 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to
the Successful Bidder, on October 17, 2008, which Certificate of Sale was duly recorded in the records of
the office of the Lincoln County Clerk, State of Wyoming, on October 17, 2008, at Recording No.
942958 in Book 707 at Page 314; and
WHEREAS, no one has appeared to redeem the hereinafter described real property under the
laws of the State of Wyoming, and the time for doing so now has expired:
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I Shane Johnson, Sheriff
in and for said Lincoln County, State of Wyoming, in consideration of the premises, have GRANTED,
BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said West Coast Lending
Group, Inc., whose address is 160 West Canyon Crest Road, Alpine, Utah 84004, its successors and
assigns, all right, title, and interest to the following described real property situate in Lincoln County,
State of Wyoming, to -wit:
ACKNOWLEDGMENT
S1 /2NW1 /4SE1/4 of Section 23, Township 33 North, Range 119 West
of the 6th P.M., Lincoln County, Wyoming.
TO HAVE AND TO HOLD said described premises, together with all improvements thereon
erected and all fixtures and appurtenances thereunto belonging to West Coast Lending Group, Inc. and its
heirs, successors and assigns forever.
IN WITNESS WHEREOF, I, THE UNDERSIGNED, Sheriff aforesaid have hereunto set my
