That Part of Lot 11 being more particularly described as follows: Beginning at the Southeasterly corner of Lot 10 of said Block 54, said point also being the Southwesterly corner of Lot 11 of said Block 54; thence N26 °34'W along the lot line between said lots 11 and 10 of said Block 54, 140.00 feet; thence N63 °26'E, 1.05 feet; thence S26 °34'E, 140.00 feet; thence S63 °26'W, 105 feet to the point of beginning. Subject to easements, declarations of covenants and restrictions, rights of way of record, and taxes for the current year and thereafter.
