SHERIFF'S DEED
Shane Johnson, Sheriff, of lawful age, being first duly sworn upon his oath
according to law, deposes and says:
1. That he is now, and was at all times herein mentioned, the duly appointed,
qualified and acting Sheriff of Lincoln County, Wyoming.
2. That on the 8th day of June, 2010, at 10:00 o'clock A.M., at the front door of
the Courthouse of the County of Lincoln, State of Wyoming, in Kemmerer, Wyoming, the
same being also the place of holding the District Court in said County, and at public
venue, to the highest bidder for cash, he offered for sale two parcels of land as a whole
and then offered the parcels separately. No bids were received for the lands and
premises in Parcel 1 and no bids were received for the sale of Parcel 1 and Parcel 2 as a
whole. The lands and premises in Parcel 2 were then sold for the sum of $115,000.00 to
1st Bank, Alpine, Wyoming the said bank having bid fairly and in good faith therefore,
and being the highest and best bidder, and that being the highest sum bid for all of said
land and premises, being particularly described as follows, to -wit:
Lot 2, Aspen Ridge Estates, Lincoln``County, Wyoming, according
to that Plat filed April 28, 2004, in die Office of the Lincoln County
Clerk, as Plat No. 237 -B.
SUBJECT to all easements, rights of way, reservations, mineral
leases, restrictions and restrictive covenants now of record or in
sight and affecting said property.
Together with all improvements thereon.
3. That said lands and premises were sold pursuant to that certain Notice c
Intent to Foreclose Mortgages by Advertisement and Sale being duly given according t
law, and pursuant to the provisions of that certain Notice of Mortgage Foreclosure Sal
duly published by law, and under and by virtue of the power of sale and authorit
contained in that certain Mortgage, dated October 9, 2007, made, executed and delivered b
David Truax and Esperanza Montoya Truax, as Mortgagors, to 1st Bank, Alpine, Wyoming
as Mortgagee, which Mortgage was filed for record in the Office of the County Clerk and E)
Officio Register of Deeds within and for Lincoln County, Wyoming, on October 17, 2007, i
Book 675 at Page 842, Rec. #934137; modified on October 17, 2007, and re- recorded o
October 23, 2007 in Book 676, at Page 401 at Rec. #934275, and that the debt secured b
said mortgage deed at the time of said sale, including principal, interest, advances, fee:
costs and expenses of foreclosure was the actual sum of $213,980.26.
4. That a Certificate of Sale on Foreclosure was thereafter issued by th
undersigned to 1st Bank, Alpine, Wyoming as the purchaser, dated June 8, 2010, whic
Certificate was recorded on June 8, 2010, in Book 748, at Page 539, Filing No. 953857, i
the office of the County Clerk and Ex- Officio Register of Deeds of Lincoln Count}
Wyoming.

5. That the time of redemption of said premises by David Truax and Esperanz
Montoya Truax, expired on the 8th day of September, 2010, and that David Truax an
Esperanza Montoya Truax, their heirs, executors, administrators, or assigns have nc
redeemed said property; that the time in which any judgment creditor of said David Trua
and Esperanza Montoya Truax, or grantee or mortgagee, or any person holding a lien o
such premises or property, may redeem such premises and property, expired on the 8th da
of October, 2010, and no such person has redeemed such property, and the purchase
aforesaid is now entitled to a deed for said property and premises.
NOW, THEREFORE, KNOW ALL MEN BY THIS DEED, that I, Shane Johnson, Sheriff c
said County of Lincoln, State of Wyoming, in consideration of the premises, have grantec
bargained and sold, and do hereby convey to 1st Bank, Alpine, Wyoming, its successors an
assigns, the following described property:
Lot 2, Aspen Ridge Estates, Lincoln County, Wyoming, according
to that Plat filed April 28, 2004, in the Office ofthe Lincoln County
Clerk, as Plat No. 237 -B.
SUBJECT to all easements, rights of way, reservations, mineral
leases, restrictions and restrictive covenants now of record or in
sight and affecting said property.
Together with all improvements thereon.
To have and to hold the same described property and premises with a
appurtenances thereunto belonging, to the said 1st Bank, Alpine, Wyoming, its successor
and assigns.
