WHEREAS, Todd Honadel and Shauna Honadel, as mortgagor(s),
mortgaged to BW Mortgage, LLC, as mortgagee, the hereinafter described real
property by that certain mortgage dated June 24, 2005 (the "Mortgage and
duly recorded in the records of the office of the County Clerk and ex- officio
Register of Deeds in and for Lincoln County, State of Wyoming, on June 27,
2005 at Reception No. 909532 in Book 589 at Page 399.
The mortgage and note secured thereby were assigned for value as follows:
Assignee: Wyoming Community Development Authority
Assignment dated: June 24, 2005
Assignment recorded: June 29, 2005
Assignment recording information: at Reception No. 909602 in Book No 589 at
Page 763.
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wyoming Community Development Authority, acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on April 20, 2010 at 10:00 o'clock in the
forenoon, at public vendue, at the front door of the Lincoln County Courthouse
located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of
Wyoming; and
WHEREAS, Key Bank N.A. "Successful Bidder made the highest
and best bid for the hereinafter described real property in the sum of
$130,488.56, and the said real property was then and there sold to the
Successful Bidder on April 20, 2010 "Sale Date and a Certificate of Sale was
issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming,
to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on April 23, 2010 at
Reception No. 953060 in Book No. 745 at Page 825.
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Key Bank N.A., 8757
Red Oak Blvd Ste 250, Charlotte, NC 28217 its successors and assigns, all right,
title, and interest to the following described real property situate in Lincoln
County, State of Wyoming, to -wit:
A parcel of land located in the NW1 /4NW1/4 of
Section 31, T32N R118W of the 6th P.M., Lincoln
County, Wyoming; and also being part of the
Hastings Annexation to the Town of Afton, and being
previously described in Book 102PR on page 239 in
the Lincoln County Clerk's Office and corrected to wit:
BEGINNING at a Brass cap at the Southeast corner
of the Hasting Annexation; thence S 89 °59'45" W,
510.73 feet along the North boundary of the
Fairgrounds Annexation to the Southwest corner of

TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to its successors and assigns forever.
IN WITNESS WHEREOF, the undersigned has caused this
Sheriffs Deed to be executed and delivered on the ''7 day of
