Quitclaim Deed
KNOW ALL MEN BY THESE PRESENTS, That Willard Darrell Nebeker, a
married man and Howard Clint Nebeker, a married man, each party an
undivided one -half interest, as joint tenants with full rights of survivorship,
in consideration of the sum of Ten ($10.00) and other good and valuable considerations,
the receipt whereof is hereby confessed and acknowledged, have remised, released,
conveyed and quitclaimed and by these presents do remis, release and forever quitclaim
to Howard Clint Nebeker, a married man, whose address is PO 153, Healy, AK
99743, all right, title and interest in the following described real property in the State of
Wyoming, County of Lincoln:

A portion of the Nebeker property as referred to in the Deed recorded with Document
No. 875247, in Book 47oPR, on Page 581 with the Office of the Clerk of Lincoln County,
Wyoming, within the SW1 /4NW1/4 of Section 15 and the SE1 /4NE1/4 of Section 16, all
in T31N, R119W, of the 6th. P.M., Lincoln County, Wyoming, the Boundary and
Encumbrances being more particularly described as follows:
BEGINNING at the Lloyd B. Baker PE /LS 698, 1981 location for the Northeast Corner of
the NE1 /4SE1/4 of said Section 16; thence S89°48'34"W, along the North line of said
NE1 /4SE1/4 of said Section 16, 1,261.62 feet to the Southeast corner of the Bagley
property referred to in the Deed recorded with Document No. 811497, in Book 376PR, on
Page 332, with said Office; thence N4 °15'29 "W, along the East line of said Bagley
property, 396.97 feet to the Northeast corner thereof; thence S89 °48'34 "W, along the
North line of said Bagley property, 33.00 feet to a Point in the East line of the

property as referred to in the Deed recorded, with Document No. 52380, in Book 16 of

Tolman property, 1,328.07 feet to a Point in the West line of said SW1 /4NW1/4 of Said
Section 15; thence S89 °40'27 "E, continuing along said South line of said Tolman
property, 562.82 feet to the Northwest corner of Lot 3 of 3 Bar N Ranch Subdivision, as
delineated on the Plat recorded with Document No. 885684, on Map No. 396 -B, with
said Office; thence So °oo'oo "E, along the West line of said Lot 3, 234.18 feet to the
Southwest corner thereof; thence S89 °40'27 "E, along the South line of said Lot 3, 39
feet to the Northwest corner of Lot 1 of said 3 Bar N Ranch Subdivision; thence
Southerly, along the West line of said Lot 1 of said 3 Bar N Ranch Subdivision, the

South line, 1,026.49 feet, to the Point of Beginning, Encompassing 84.64± Acres of land.

said Office.
TOGETHER WITH and SUBJECT TO: The Utilities Easements, as delineated on the Plat
of 3 Bar N Ranch Subdivision recoded with Document No. 885684, on Map No. 396 -B,
with said Office.
TOGETHER WITH and SUBJECT TO: ALL Easements, Exceptions, Restrictions,
Reservations, Rights -of -Way, Improvements, including but not limited to Conditions of
sight and or record.
Hereby releasing and waiving all rights under and by virtue of the homestead exemption
laws of the State of Wyoming.
