KNOW ALL MEN BY THESE PRESENTS, That Mark S. Erickson and Barbara J.
Erickson, aka Barbara Jo Erickson, husband and wife, of Afton , Lincoln County, Wyoming
(mailing address: 330 Happy Valley Road, Afton, WY 83110) in consideration of the trust
created herein and for the other covenants contained herein convey and quitclaim unto
Mark S. Erickson and, Barbara J. Erickson and their successors, Trustees, for the uses
and purposes set forth in the Mark and Barbara Erickson Family Trust between Grantors
and Trustee, dated the 20th day of March, 2001, Mark S. Erickson and Barbara J. Erickson,
beneficiaries, all such right, title, interest, property, possession, claim and demand as they
have or ought to have, in or to all the following described premises, in the County of
Lincoln, State of Wyoming, to-wit:
Residential Property:
Beginning at a point located North 0005' East, 820.9 feet and North 89034'
East, 535.0 feet from the Southwest Corner of Section 7, Township 31
North, Range 118 West of the 6th P.M., Wyoming, thence North 0005'
East, 148.5 feet, thence North 89034' East 165.0 feet, thence South 0005'
West, 148.5 feet, thence South 89034' West, 165.0 feet to the point of
Beginning. This Lot being Lot Numbered Eleven (11) of the Happy Valley
Estates Subdivision, according to plat thereof filed in the public records of
Lincoln County, Wyoming.
Lot 14, Happy Valley Subdivision
Lot 14 of Happy hValley Subdivision and a portion of Section 7, T31 N,
R1 18W of the 6 P.M., both parcels as more particularly described on
Schedule C attached.
SUBJECT TO all easements, exceptions, restrictions, reservations and
rights of way of sight or record, including without limitation, those
restrictive covenants stated in warranty deeds recorded in Book 89 P.R.,
pages 554 and 556.
Dry Creek Property
The S1/2 of the East 14 acres of the real property described on the attached
Exhibit "A" and by this reference made a part hereof.
