THIS INDENTURE, made and entered into this , a1 day of f4 r i I , 2001, by
and between Clarence L . and Dorothy 1. Reinhart, as party of the first part, and Stewart
Creek Irrigation Company whose current address is 111392 HWY 89, Etna, WY 83118, as the
party of the second part,
WITNESSETH:
That in consideration of the sum of One Dollar and other valuable considerations, and receipt
whereof is hereby acknowledged, the party of the first part does hereby grant, sell, and convey unto
the party of the second part a perpetual easement and right-of-way for the purposes of constructing,
maintaining, and operating an irrigation system, including underground lines, valves, and other
pertinent facilities necessary to operate an irrigation system, under, upon, over, and across the
following described land and promises, situated In Lincoln County, Wyoming, to-wit:
A 30.00' Utility Easement 15 feet each side of an existing irrigation pipeline centerline being
described as follows.
Beginning at a point that is S89° 12'16"E 1315.98 along the section line and
S0°06'49"W 1288 feet from the North One-Quarter Corner of Section 26 Township 36
North, Range 119 West of the 6* P.M., Lincoln County, Wyoming, said point being
South 10 feet more or less from the Southeast Corner of Lot 46, ],Nordic Ranches
Division, No. 4, and running thence along said pipeline the following five courses: 1)
N89053111"W 456.00 feet 2) S0°06'49"W 46.60 feet 3) S89-3 1'57"W 1714.22 Beet 4)
N0°06'26"W 59.61 feet 5) N89°20'06"W 456.00 feet to the West line of Nordic
Ranches Division No. 9.
Also an irrigation easement over all roadway easements within Nordic Ranches Divisions
4,5,6,7, & 9.
Irrigation pipe line easements acquired by Stewart Creek Irrigation Company prior to purchase of
property for Nordic Ranches are acknowledged as still existing until released by the Irrigation Company.
It is understood and agreed that the first party may make any use of said promises which
does not Interfere with or injure the use hereby granted to the second party, provided, however, the
first party agrees not to construct any buildings or any other improvements, which would interfere
with the use and rights granted to the second party.
The party of the second part shall have full right of ingress and egress to said premises for
the purpose of construction, maintenance, and repair of any improvements placed on the
premises hereunder, and shall have the right to remove, cut, and trim any trees, brush or other
obstructions on said premises which may injure or interfere with the second party's use thereof.
