SPECIAL WARRANTY DEED 000005
THIS DEED, made this day of r 2010, by
and between Nationstar Mortgage, LLC, a corporation organized and existing
under the laws of the United States of America, with its principal office and place
of business located at 350 Highland Dr., Lewisville. TX 75067, Grantor, to
FEDERAL NATIONAL MORTGAGE ASSOCIATION, P.O. Box 650043, Dallas,
TX 75265 -0043.
WITNESSETH, that the said Grantor, for and in consideration of the
sum of ten dollars and other good and valuable consideration, to the said Grantor
in hand paid by the Grantee, the receipt of which is hereby confirmed and
acknowledged, has GRANTED, BARGAINED, SOLD and CONVEYED, and by
these presents does GRANT, BARGAIN, SELL and CONVEY and confirm unto
the said Grantee, its successors and assigns forever, all of the following
described property lying and being in the County of Lincoln, State of Wyoming,
to -wit:

BEGINNING AT A COMMON CORNER TO SAID TRACTS OF RECORD IN
BOOK 179 OF PHOTOSTATIC RECORDS ON PAGE 103 AND BOOK 113 OF
PHOTOSTATIC RECORDS ON PAGE 190 ON THE SOUTH RIGHT -OF -WAY
LINE OF FIRST AVENUE, N88 °14'04" W, 82.5 FEET FROM THE NORTHEAST
CORNER OF SAID LOT 2 WHERE FOUND A STEEL T- SHAPED STAKE 24'
LONG WITH METAL CAP INSCRIBED "PAUL N. SCHERBEL RLS164 SURVEY
POINT THENCE S01 °45'56 "W, 132.0 FEET ALONG AN EXISTING FENCE
LINE COMON TO SAID TRACTS OF RECORD IN BOOK 179 AND BOOK 113
TO THE CORNER COMMON TO SAID TRACTS; THENCE N88 °14'04 "W, 121.0
FEET ALONG AN EXISTING FENCE LINE COMMON TO THE SAID TRACT OF
RECORD IN BOOK 113 AND THAT TRACT OF RECORD IN SAID OFFICE IN

N05 °27'56 "E, 132.3 FEET ALONG AN EXISTING FENCE LINE TO AN
INTERSECTION CORNER WITH THE NORTH LINE OF SAID TRACT OF
RECORD IN BOOK 113 AND COMMON TO SAID SOUTH RIGHT -OF -WAY
LINE; THENCE S88 °14'04 "E, 112.46 FEET ALONG SAID NORTH LINE
COMMON TO SAID SOUTH RIGHT -OF -WAY LINE TO THE CORNER OF
BEGINNING
with an address of 320 1st Avenue, Afton, WY 83110
Together with all and singular the hereditaments and
appurtenances thereunto belonging, or in anywise appertaining, and the
reversion and reversions, remainder and remainders, rents, issues, and profits
thereof; and all the estate, right, title, interest, claim and demand whatsoever of
the said Grantor, either in law or equity, of, in, and to the above bargained
premises, to HAVE AND TO HOLD the said premises above bargained and
described unto the Grantee, its successors and assigns.
Grantor, for itself, its heirs, executors, administrators, and assigns,
does covenant, grant, bargain, and agree to and with the Grantee, its heirs and
assigns, to warrant the above bargained premises in the quiet and peaceable
possession of said Grantee, its heirs and assigns, against all and every person or
persons lawfully claiming or to claim the whole or any party thereof, by, through,
or under Grantor, and to WARRANT and FOREVER DEFEND the same.

Grantor also assigns and transfers to the Grantee herein all of said
Grantor's claims and notes, and the judgment, if any, thereon representing the
indebtedness heretofore secured by liens on the property hereinabove described,
and which liens were heretofore foreclosed.
IN WITNESS WHEREOF, the said Grantor has hereunto set its
hand and seal the day and year first above written.
