WHEREAS, Damon A. Pierson, as sole owner, was the owner of record of
certain property in Lincoln County, Wyoming, pursuant to a Warranty Deed that was
recorded in the land records of Lincoln County, Wyoming in Book 623 at Page 198 on
June 14, 2006 as Receiving No. 919302 and a Corrective Warranty Deed that was
recorded in the land records of Lincoln County, Wyoming in Book 625 at Page 847 on
July 10, 2006 as Receiving No. 920082; and
WHEREAS, said property was mortgaged by said owner to Leisure Valley, Inc.,
a Nevada Corporation registered to do business in Wyoming, through a Mortgage that
was recorded in the land records of Lincoln County, Wyoming in Book 623 at Page 199
on June 14, 2006 as Receiving No. 919303; and
WHEREAS, after said owners defaulted on said Mortgage on said
property, the Sheriff of Lincoln County, Wyoming, acting pursuant to Wyoming Statutes
34 -4 -101 et seq., Foreclosure by Advertisement and Sale, held a foreclosure sale on
said property at 10:00 a.m. on May 25, 2010 at the Lincoln County Courthouse, in
Kemmerer, Wyoming, and
WHEREAS, Leisure Valley, Inc., a Nevada Corporation registered to do business
in Wyoming was the successful bidder on the said property at said foreclosure sale, as
shown on the Certificate of Purchase that was recorded in the land records of Lincoln
County, Wyoming in Book 747 at Pages 672 through 684 on May 25, 2010 as Receiving
No. 953628; and
WHEREAS, no one has appeared to redeem the said property under the laws of
the State of Wyoming within the time provided therefore under Wyoming law.
NOW, THEREFORE, KNOW ALL PERSONS BY THIS DEED, that I, M.
SHANE JOHNSON, SHERIFF OF LINCOLN COUNTY, WYOMING, in
consideration of the premises, have granted and sold, and do hereby convey to LEISURE
VALLEY, INC., a Nevada Corporation registered to do business in Wyoming, P.O. Box
299, Thayne, Wyoming 83127, and its successors and assigns, the following described
tract of land, to have and to hold the described premises with all appurtenances thereunto
appertaining:
Lot 35, Stewart Country Club Estates Phase 2, Lincoln County, Wyoming.
Subject reservations and restrictions contained in the United States Patent
and to all covenants, conditions, reservations, restrictions, exceptions, easements,
and rights -of -way of sight and/or of record.
