DEED IN LIEU OF FORECLOSURE
FOR VALUE RECEIVED, JOHN HARPER III, a single man, hereinafter called
the "Grantor hereby remises, releases and forever quitclaims unto KRIS WRIGHT, a
married man dealing with his sole and separate property, whose address is 1335 E.
LINCOLN ROAD, IDAHO FALLS, BONNEVILLE COUNTY, STATE OF IDAHO,
hereinafter called the "Grantee the following described premises in LINCOLN County,
WYOMING, to wit:
LOT THIRTEEN (13) AND LOT FOURTEEN (14) of the EIDEN ADDITION
TO THE TOWN OF LARARGE, LINCOLN COUNTY, WYOMING AS
DESCRIBED ON THE OFFICIAL PLAT OF THE SCHMID ADDITION AND
EIDEN ADDITION TO THE TOWN OF LABARGE, LINCOLN COUNTY,
WYOMING, RECORDED JULY 6, 1993 AS MAP NUMBER 276 -A AND
DOCUMENT NUMBER 767481, IN THE OFFICE OF THE CLERK, LINCOLN
COUNTY, WYOMING.
This Deed is an absolute conveyance of title in effect as well as in form and is not
intended as a mortgage, trust conveyance or security of any kind. The consideration
therefore is a full release of all debts, obligations, property taxes, assessments, costs and
charges heretofore subsisting, including but not limited to, the obligations contained in a
Promissory Note in the amount of ONE HUNDRED AND FORTY NINE THOUSAND
DOLLARS ($149,000.00) dated JANUARY 6, 2009, secured by a Real Estate Mortgage
of even date therewith, as between the Grantor and Grantee above named, and completely
satisfies any obligation between said Grantor and Grantee. It is understood that Grantee
shall accept and receive this deed only upon the execution and delivery of the estoppel
affidavit which accompanies this deed.
TO HAVE AND TO HOLD the said premises, with its appurtenances unto said
Grantee and the Grantee's heirs and assigns forever.
