WHEREAS, Scott G. Terris and Rhonda L. Norred, as
mortgagor(s), mortgaged to Beneficial Wyoming, Inc., as mortgagee, the
hereinafter described real property by that certain mortgage dated July 9, 2007
(the "Mortgage and duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on July 11, 2007, at Reception No. 931187 in Book 665 at Page 363.
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Beneficial Wyoming Inc., acting under a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on May 11, 2010, at 10:00 o'clock in the forenoon, at
public vendue, at the front door of the Lincoln County Courthouse located at 925
Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Beneficial Wyoming Inc. "Successful Bidder made
the highest and best bid for the hereinafter described real property in the sum of
$226,600.01, and the said real property was then and there sold to the
Successful Bidder on May 11, 2010 "Sale Date and a Certificate of Sale was
issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming,
to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on May 11, 2010, at
Reception No. 953334 in Book 747 at Page 13;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Beneficial Wyoming
Inc., 636 Grand Regency Blvd, Brandon, FL 33510, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Beneficial Wyoming Inc., its successors and assigns forever.
