Long and Bonnie Erickson Long, as mortgagor(s), mortgaged to Mortgage Electronic Registration Systems, Inc., as nominee for GMAC Mortgage, LLC fka GMAC Mortgage Corporation, as mortgagee, the hereinafter described real property by that certain mortgage dated October 23, 2008 (the "Mortgage and duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on October 30, 2008, at Reception No. 943303 in Book 708 at Page 99. The mortgage and note secured thereby were assigned for value as follows: Assignee: GMAC Mortgage, LLC Assignment dated: February 25, 2010 Assignment recorded: March 8, 2010 Assignment recording information: at Reception No. 952422 in Book 743 at Page 403 All in the records of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, Wyoming; and WHEREAS, the Mortgage being in default, the undersigned Sheriff in and for Lincoln County, State of Wyoming, pursuant to the request and direction of GMAC Mortgage, LLC, acting under a power of sale contained in the Mortgage, proceeded to advertise for sale and did sell the hereinafter described real property on May 18, 2010, at 10:00 o'clock in the forenoon, at public vendue, at the front door of the Lincoln County Courthouse located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and WHEREAS, GMAC Mortgage, LLC "Successful Bidder made the highest and best bid for the hereinafter described real property in the sum of $218,562.40, and the said real property was then and there sold to the Successful Bidder on May 18, 2010 "Sale Date and a Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded in the records of the office of the County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of Wyoming, on May 18, 2010, at Reception No. 953517 in Book 747 at Page 422 and re- recorded June 11, 2010 at Reception No. 953915 in Book 748 at Page 781; WHEREAS, no one has appeared to redeem the hereinafter described real property under the laws of the State of Wyoming, and the time for doing so has now expired; NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS, that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and SOLD, and do hereby TRANSFER and CONVEY, to said GMAC Mortgage, LLC, 1100 Virginia Drive, Fort Washington, PA 19034, its successors and assigns, all right, title, and interest to the following described real property situate in Lincoln County, State of Wyoming, to -wit: PART OF SECTION 14, T31 N, R119W OF THE 6 P.M., LINCOLN COUNTY, WYOMING BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: COMMENCING AT THE NORTHEAST CORNER OF SAID SECTION 14 AND RUNNING THENCE N 90 DEGREES 00'W, (BASIS OF BEARING) ALONG THE NORTH LINE OF SAID SECTION 14, A DISTANCE OF 1455.67 FEET TO THE POINT OF BEGINNING; THENCE S 00 DEGREES 00' E, A DISTANCE OF ShDeed Sheriffs Deed Long 10 -03948 Page 1 of 2 TO HAVE AND TO HOLD said described premises, together with all improvements thereon erected and all fixtures and appurtenances thereunto belonging, to GMAC Mortgage, LLC, its successors and assigns forever.
