MODIFICATION OF MORTGAGE
THIS MODIFICATION OF MORTGAGE IS DATED MARCH 23, 2001, BETWEEN Daniel B. Richins and Dorothy D. Richins, husband and wife,
(referred to below as "Grantor"), whose address is P.O. Box 7, Grover, WY 83122; and First Security Bank, N.A. (referred to below as
"Lender"), whose address is 405 WASHINGTON, AFTON, WY 83114.
MORTGAGE. Grantor and Lender have entered into a mortgage dated September 24, 1999 (the "Mortgage") recorded in Lincoln County, State
of Wyoming as follows:
Recorded September 30, 1999 as Instrument #861724 in Book 436 at Pages 434-439
REAL PROPERTY DESCRIPTION. The Mortgage covers the following described real property (the "Real Property") located in Lincoln County,
State of Wyoming:
Part of Section 30, T32N R118W of the 6th P.M., Lincoln County, Wyoming being more particularly described as follows:
BEGINNING at a.point on the East R.O.W. of U.S. 89 Highway, 50 feet East and 653.0 feet South of the Northwest corner of said
Section 30; and running thence East 110.0 feet; thence South, 110.0 feet; thence West, 110.0 feet; thence North 110.0 feet to the
POINT OF BEGINNING.
The Real Property or its address is commonly known as 300 North Washington, Afton, WY 83110. The Real Property tax
identification number is 99012198, 99011831.
MODIFICATION. Grantor and Lender hereby modify the Mortgage as follows:
The Note identified in the Mortgage is being amended to increase the stated principal amount to $64,188.17.
The commonly known address is hereby amended to read as stated above.
CONTINUING VALIDITY. Except as expressly modified above, the terms of the original Mortgage shall remain unchanged and in full force and
effect. Consent by Lender to this Modification does not waive Lender's right to require strict performance of the Mortgage as changed above
nor obligate Lender to make any future modifications. Nothing in this Modification shall constitute a satisfaction of the promissory note or other
credit agreement secured by the Mortgage (the "Note"). It is the intention of Lender to retain as liable all parties to the Mortgage and all parties,
makers and endorsers to the Note, including accommodation parties, unless a party is expressly released by Lender in writing. Any maker or
endorser, including accommodation makers, shall not be released by virtue of this Modification. If any person who signed the original Mortgage
does not sign this Modification, then all persons signing below acknowledge that this Modification is given conditionally, based on the
representation to Lender that the non-signing person consents to the changes and provisions of this Modification or otherwise will not be
released by it. This waiver applies not only to any initial extension or modification, but also to all such subsequent. actions.
EACH GRANTOR ACKNOWLEDGES HAVING READ ALL THE PROVISIONS OF THIS MODIFICATION OF MORTGAGE, AND EACH GRANTOR
AGREES TO ITS TERMS.
