SHERIFF'S DEED
WHEREAS, Justin E. Dunning, as mortgagor(s), mortgaged to
Bank of the West, as mortgagee, the hereinafter described real property by that
certain mortgage dated June 23, 2006 (the "Mortgage and duly recorded in the
records of the office of the County Clerk and ex- officio Register of Deeds in and
for Lincoln County, State of Wyoming, on June 27, 2006, at Reception No.
919705 in Book 624 at Page 566.
The mortgage and note secured thereby were assigned for value as follows:

Assignment dated: August 28, 2006
Assignment recorded: September 1, 2006
Assignment recording information: at Reception No. 922054 in Book 632 at Page
579
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wyoming Community Development Authority, acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on May 25, 2010, at 10:00 o'clock in the
forenoon, at public vendue, at the front door of the Lincoln County Courthouse
located at 925 Sage Avenue, Kemmerer, WY, Lincoln County, State of
Wyoming; and
WHEREAS, Wyoming Community Development Authority
"Successful Bidder made the highest and best bid for the hereinafter described
real property in the sum of $88,726.32, and the said real property was then and
there sold to the Successful Bidder on May 25, 2010 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on May 25, 2010, at Reception No. 953634 in Book 747 at Page 742;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that 1, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Wyoming Community
Development Authority, P.O. Box 10100, Casper, WY 82602, its successors and
assigns, all right, title, and interest to the following described real property situate
in Lincoln County, State of Wyoming, to -wit:
