Bailey, mortgagee, dated December 14, 2007, and recorded in the office of the Lincoln County Clerk on December 21, 2007, in Book 681, page 791, Recording Number 935751, at the request of the Mary F. Bailey, as the mortgagee, owner and holder of such mortgage, and in compliance with the published notice of sale, sold at public auction at Kemmerer, Wyoming, on October 12, 2010, at 10:00 a.m. to Mary F. Bailey of PO Box 278, Cokeville, WY 83114, for the aggregate sum or the total bid of $404,958.66, the following described premises in Lincoln County, Wyoming: That part of Tract No. 105 and Tract No. 107 of T24N, R119W and that part of Tract No. 105 and Tract No. 107 of T25N, R119W, being part of those tracts described in the instrument of record in the Office of the Clerk of Lincoln County in Book 94 of Photostatic Records on page 613, bounded and described as follows: On the north by the north lines of said Tract No. 105 and Tract No. 107; on the west by the easterly right -of -way line of the Oregon Short Line Railroad; on the east by the westerly right -of -way line of State Highway 30; and on the south by the south lines of said Tract No. 105 and Tract No. 107. TOGETHER WITH all water rights and all oil, gas, and other mineral rights associated with the above described real property. I further certify that such purchaser was the highest bidder for the premises, that the price for which the premises were sold as aforesaid was the highest price bid therefor, and that the whole sum so bid was paid to me in cash by the purchaser; that a due and proper notice of such sale was published according to law; that such sale was in all respects honestly and fairly conducted according to my best knowledge and belief; and that the aggregate amount for which the premises were sold was the amount set forth above to satisfy the amount due on the mortgage at the date of sale, with interest and costs and disbursements allowed by law. The purchaser, or its assignee, will be entitled to a deed for the premises so sold at the expiration of twelve (12) months from the date of such sale unless the premises are previously redeemed or the time for redemption is extended as provided by law.
