THIS AGREEMENT made and entered into this I' day of r 2010, by and
between Vosika -King Limited Partnership, a Wyoming Limited Partnership, 642 S.
Federal Boulevard, Riverton, WY 82501, Grantor, and Lawrence Alleman Family Trust,
Dated March 13, 1992, Lawrence Alleman and Shirley Yvonne Alleman, Co- Trustees, as
to an undivided one -half (1/2) interest, 2015 Tower Lane, Placerville, CA 95667, and
George Alleman Family Trust, Dated July 20, 1992, George Fredrick Alleman and Jena
Rae Alleman, Co- Trustees, as to an undivided one -half (1/2) interest, 1229 Rising Hill
Rd. W., Placerville, CA 95667, Grantees:
WHEREAS, Grantor owns and has title to property in Lincoln County, Wyoming, as
recorded in the Office of the Lincoln County Clerk and Ex- Officio Register of Deeds at
Book 430PR, Page 190 and at Book 666PR, Page 69, described as follows:
A Parcel of land being part of the SWY4SE of Section 27 of the Resurvey of T21 N,
R116W, of the 6 P.M., City of Kemmerer, Lincoln County, Wyoming and being more
particularly described as follows:
BEGINNING at the South 1 /4 corner of Section 27 where is found a standard U.S.G.L.O.
brass cap, said point also being the southeast corner of the K G Subdivision. Thence
N 0 °04'50" E, 675.13 feet (N 0 °03' E, 675.0 feet record) along the East boundary line of
said K G Subdivision to the southeast corner of Lot 9 of said subdivision where is
found a rebar;
Thence N 0 °05'16" E, 572.31 feet (N0 °03' E, 645.0 feet record) along said East
boundary line of the K G Subdivision to a point where is found a 2" Dia. aluminum cap
on a 5/8" Dia. rebar with the cap stamp "CCI, PELS 5465, 2007" with other appropriate
marking. Said monument herein after referred to as a "CCI rebar w /cap
Thence S 89 °52'59" E, 527.54 feet to a point on the West right of way boundary of the
Cumberland Branch of the Oregon Short Line Rail Road where is found a CCI rebar w/
cap;
Thence S 29 °33'18" E, along said West right of way of said Rail Road, 1350.78 feet to
the point of tangent to spiral of a spiral curve to the right. Said point being monumented
by a CCI rebar w /cap.
Thence 84.31 feet along the arc of said spiral curve to the right of said Rail Road right of
way to the intersection of said spiral curve and the South boundary line of said Section
27 where is found a CCI rebar w /cap. Said spiral curve to the right having a central
angle of 1°26'50" and a chord of 84.31 feet which bears S 28 °49'53" E. Said spiral curve
of the Rail Road right of way being offset 100.0 feet from the centerline Rail Road spiral
curve.
Thence N 89 °52'59" W along the South boundary line of said Section 27, 1236.31 feet to
the POINT OF BEGINNING.
Said Parcel contains 25.27 acres more or less.

LESS AND EXCEPTING from said parcel described above that portion of the Alleman
Road (Lincoln County Road 12 -302) passing through said parcel. Said Alleman Road
being 60.0 feet wide, 30.0 feet each side of the following described centerline:
COMMENCING at the South 1 /4 corner of said Section 27 of the Resurvey of T21 N,
R116W, of the 6th P.M., City of Kemmerer, Lincoln County, Wyoming where is found a
standard U.S.G.L.O. brass cap, thence S 89 °52'59" E, 1053.96 feet to the POINT OF
BEGINNING. Said Point of Beginning being a point on the centerline of said Alleman
Road.
Thence N 25 °46'16" W, 770.19 feet (N 25 °46' W 770.2 feet record);
Thence S 87 °29'45" W, 718.86 feet (S 87 °28' W, 719.0 feet record) to the point of
terminus. Said point of terminus being a point on the East boundary line of the K G
Subdivision.
Said road right of way being 1489.05 feet in length and containing 2.05 acres more or
less.
WHEREAS, Grantees desire an easement on the aforesaid property of the Grantors
for the purpose of ingress and egress benefiting lands owned by the grantee described
as follows:
The North One -Half of the Southwest One Quarter (N1/2SW1/4) of Section 27, Township
21 North, Range 116 West of the 6 Principal Meridian, Lincoln County, Wyoming
NOW, THEREFORE, Grantor hereby grants unto said Grantees a perpetual access
road easement for ingress and egress as described on attached Exhibit A prepared by
Crank Companies, Inc., and as depicted on map attached as Exhibit B.
This easement shall be binding upon and inure the benefit of the heirs, successors
and assigns of the parties named in this instrument and shall be a covenant running with
the lands.
IN WITNESS WHEREOF, the Grantor has hereunto set their hand the day and year
first written above.

To The Lawrence Alleman Family Trust

To The George Alleman Family Trust
An access road easement for egress and ingress across portions of the SW1/4SE1/4 of
Section 27 of the Resurvey of T.21N., R.116W. of the 6th P.M., City of Kemmerer,
Lincoln County, Wyoming and Lot 9 of the K G Subdivision, Lincoln County,
Wyoming. Said easement being 60.0 feet wide and being bound by 30.0 feet offset and
parallel lines to the following described centerline. Said offset and parallel lines
extending to or truncating at the north Right of Way boundary of Lincoln County Road
12 -302 and the north boundary line of Lot 9 of the K G Subdivision.
Commencing at the South Vs Corner of Section 27 of the resurvey of T. 21 N., R. 116W
of the 6 P.M., Lincoln County, Wyoming, where is found a standard U.S.G.L.O. brass
cap, thence S89 °52'59 "E, 1053.96 feet, along the south boundary line of said Section 27,
to a point on the centerline of Lincoln County Road 12 -302 (Alleman Road);
Thence N25°46'15"W, 770.19 feet (N25 °46' W, 770.2 feet record) to a P.I. on the
centerline of said Lincoln County Road 12 -302;

Thence continuing N25°46'15"W, 32.66 feet, to the Point of Beginning of this
description. Said point being a point on the north Right of Way boundary of said Lincoln
County Road 12 -302;
Thence continuing N25 °46'15 "W, 550.38 feet, to a point. Said point being 30.0 feet
southerly, when measured at right angles, from the northerly boundary of that particular
parcel described and recorded in Book 666 on Page 69 on file in the office of the Lincoln
County Clerk, hereinafter referred to as the Vosika -King Parcel;
Thence N89 °52'59 "W, parallel to and offset 30.0 feet southerly from the northerly
boundary of said Vosika -King Parcel, a distance of 493.83 feet, to a point 30.0 feet
westerly, when measured at right angles, from the easterly boundary line of Lot 9 of the
K G Subdivision.
Thence N00 °05'16 "E, parallel to and offset 30.0 feet westerly from the easterly boundary
line of said Lot 9 of the K G Subdivision, a distance of 102.60 feet, to the Point of
Terminus. Said point being a point on the north boundary line of said Lot 9.
Said easement being 1146.81 feet in length more or less and containing 1.58 acres more
or less.
