WHEREAS, Bradley Bassett, as mortgagor(s), mortgaged to
Beneficial Wyoming, Inc., as mortgagee, the hereinafter described real property
by that certain mortgage dated October 18, 2007 (the "Mortgage and duly
recorded in the records of the office of the County Clerk and ex- officio Register
of Deeds in and for Lincoln County, State of Wyoming, on October 24, 2007, at
Reception No. 934306 in Book 676 at Page 528.
All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Beneficial Wyoming Inc., acting under a power of sale contained in
the Mortgage, proceeded to advertise for sale and did sell the hereinafter
described real property on June 15, 2010, at 10:00 o'clock in the forenoon, at
public vendue, at the front door of the Lincoln County Courthouse located at 925
Sage Avenue, Kemmerer, WY, Lincoln County, State of Wyoming; and
WHEREAS, Beneficial Wyoming Inc. "Successful Bidder made
the highest and best bid for the hereinafter described real property in the sum of
$90,467.78, and the said real property was then and there sold to the Successful
Bidder on June 15, 2010 "Sale Date and a Certificate of Sale was issued by
the undersigned Sheriff in and for Lincoln County, State of Wyoming, to the
Successful Bidder, on the Sale Date, which Certificate of Sale was duly recorded
in the records of the office of the County Clerk and ex- officio Register of Deeds
in and for Lincoln County, State of Wyoming, on June 15, 2010, at Reception
No. 953984 in Book 749 at Page 164;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Beneficial Wyoming
Inc., 636 Grand Regency Blvd, Brandon, FL 33510, its successors and assigns,
all right, title, and interest to the following described real property situate in
Lincoln County, State of Wyoming, to -wit:
PART OF THE NORTHWEST QUARTER OF THE SOUTHWEST QUARTER
OF SECTION 7, TOWNSHIP 31 NORTH, RANGE 118 WEST OF THE 6TH
P.M., LINCOLN COUNTY, WYOMING BEING MORE PARTICULARLY
DESCRIBED AS FOLLOWS:
BEGINNING AT THE NORTHWEST CORNER OF SAID NORTHWEST
QUARTER OF THE SOUTHWEST QUARTER OF SAID SECTION 7; THENCE
RUNNING THENCE EAST 16 RODS; THENCE SOUTH 535 FEET; THENCE
WEST 16 RODS; THENCE NORTH 535 FEET TO THE POINT OF
BEGINNING.
EXCEPTING THEREFROM LAND CONTAINED IN WARRANTY DEED
RECORDED MAY 1, 1929 IN BOOK 16 OF DEEDS, ON PAGE 124 OF THE
RECORDS OF THE LINCOLN COUNTY CLERK.
EXCEPTING THEREFROM LAND CONTAINED IN WARRANTY DEED
RECORDED JUNE 1, 1982 IN BOOK 187 P.R., ON PAGE 605 OF RECORDS
OF LINCOLN COUNTY CLERK.
EXCEPTING THEREFROM LAND CONTAINED IN QUITCLAIM DEED
RECORDED APRIL 18, 1995 IN BOOK 367 p.r., ON PAGE 147 OF THE
RECORDS OF LINCOLN COUNTY CLERK

Together with all improvements thereon situate and
all fixtures and appurtenances thereto.
TO HAVE AND TO HOLD said described premises, together with
all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Beneficial Wyoming Inc., its successors and assigns forever.
IN WITNESS WHEREOF, the undersigned has caused this
