TRANSMISSION LINE EASEMENT
KNOW ALL MEN BY THESE PRESENT: BOOK 461 PR PAGE 6 5
That I, the undersigned TERRENCE L. DENMAN (Grantor), for a good and valuable consideration, the
receipt of which is hereby acknowledged, do hereby grant, convey and warrant unto Lower Valley Energy, a
Cooperative Corporation, of Afton and Jackson, Wyoming and to its successors and assigns (Grantees), a
perpetual easement and right of way for the construction and continued maintenance, repair, alteration and
replacement of the electric transmission facilities and related state of the art technological improvements in
service to members, of the Grantee, to be constructed and maintained under, over, upon and across the
premises of Grantor in Lincoln County, State of Wyoming, along a line described as follows, to wit:
BEING part of Parcel #1 and Parcel #3 in the W' /2 NW '/4 Sec. 14, and the E '/2 NE 1 /4 Sec. 15, T36N,
R119W, 6 P.M., said parcels being described in a Special Warranty Deed recorded in the Lincoln
County, Wyoming, Clerks office Aug. 13, 1993 in Book 333PR Page 563.
BEGINNING at a point on the south property line of said Parcel #1, said point being S 89° 43' 52" E,
153 feet from the W 1/4 Corner of said Sec. 14; Thence N 53° 15' 9" W, 1834 feet, more or less, to a
point on the west property line of said Parcel #3, said point being S 00° 22' 32" E, 312 feet, more or less,
from a brass cap marking the northeast 1/16 corner of Sec. 15.
EASEMENT width 50 feet on each side of described centerline.
Together with all necessary and reasonable rights of ingress and egress and to excavate and refill ditches and
trenches for the location and repair of said facilities located within this easement and to cut, trim, otherwise
control, or remove trees, shrubbery, undergrowth or other obstructions within 50 feet of the centerline of the
transmission facilities or improvements which interfere with or threaten to interface with or endanger the
operation, repair, or maintenance of said facilities. The Grantor acknowledges that Electric and Magnetic
Fields (EMF) are naturally occurring in the transmission of electricity, and the Grantee has here notified
Grantor that EMF testing and information is available upon request from the Grantee. This Easement by
Grantor is intended to include so much space as is necessary or appropriate to the presence of EMF and
reasonable operation of the Grantee's transmission lines.
The undersigned agrees that all poles, wires and other facilities, installed on the above described lands at the
Grantee's expense shall remain the property of the Grantee, removable in the sole discretion of the Grantee.
We hereby release and waive all rights under and by virtue of the Homestead Exemption Laws of the said
State.
