Wyoming, being part of that tract of record in the Office of the Clerk of Lincoln County in
Book 454 of Photostatic Records on page 223 and all of that tract in said Office in Book
708 of Photostatic Records on page 455, described as follows:
BEGINNING at a point of intersection of an existing fence line and the southerly
prolongation of the west line of said tract in Book 708, S84 57' -31 "W, 443.60 feet, from
the southeast corner of said E %2NE /4;
thence N00 39' -07 "E, 2380.15 feet, along the west line of said tract in Book 708, to the
northwest point of said tract on the north line of said E %2NE /4;
thence S89 01' -29 "E, 219.97 feet, along said north line, to the northeast point of said
tract;
thence S00 38' -02 "W, 2356.91 feet, along the east line of said tract in Book 708 and the
southerly prolongation thereof, to a point on said existing fence line;
thence S84 57' -31 "W, 221.81 feet, along said fence line, to the POINT OF
BEGINNING;
ENCOMPASSING an area of 11.98 acres, more or less;
the BASE BEARING for this survey is the west line of the SW1/4 of Section 17, T31N
R119W, being N00 50' -24 "E;
SUBJECT to an easement for Crow Creek County Road No. 12 -141; AND
SUBJECT to that sixty (60) foot access and utility easement of record in said Office in

it is the intent of this description that the called -for monuments, and not the existing fence
lines, control the location of the property lines;
