WHEREAS, Vern A. Cox and Joyce C. Cox, husband and wife, as
mortgagor(s), mortgaged to Teton Mortgage Company, Inc., as mortgagee, the
hereinafter described real property by that certain mortgage dated September
30, 1991 (the "Mortgage and duly recorded in the records of the office of the
County Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on October 1, 1991, in /as No. 739135, Book 302PR, Page 111.
The mortgage and note secured thereby were assigned for value as follows:

All in the records of the County Clerk and ex- officio Register of Deeds in and for
Lincoln County, Wyoming; and
WHEREAS, the Mortgage being in default, the undersigned Sheriff
in and for Lincoln County, State of Wyoming, pursuant to the request and
direction of Wyoming Community Development Authority, acting under a power
of sale contained in the Mortgage, proceeded to advertise for sale and did sell
the hereinafter described real property on March 9, 2010, at 10:00 o'clock in the
forenoon, at public vendue, at the front door of the Lincoln County Courthouse,
in the City of Kemmerer, Lincoln County, State of Wyoming; and
WHEREAS, Wyoming Community Development Authority
"Successful Bidder made the highest and best bid for the hereinafter described
real property in the sum of $47,859.23, and the said real property was then and
there sold to the Successful Bidder on March 9, 2010 "Sale Date and a
Certificate of Sale was issued by the undersigned Sheriff in and for Lincoln
County, State of Wyoming, to the Successful Bidder, on the Sale Date, which
Certificate of Sale was duly recorded in the records of the office of the County
Clerk and ex- officio Register of Deeds in and for Lincoln County, State of
Wyoming, on March 9, 2010, in /as Book 743, Page 497;
WHEREAS, no one has appeared to redeem the hereinafter
described real property under the laws of the State of Wyoming, and the time for
doing so has now expired;
NOW, THEREFORE, KNOW ALL MEN BY THESE PRESENTS,
that I, Shane Johnson, Sheriff in and for said County of Lincoln, State of
Wyoming, in consideration of the premises, have GRANTED, BARGAINED, and
SOLD, and do hereby TRANSFER and CONVEY, to said Wyoming Community
Development Authority, P.O. Box 10100, Casper, WY 82602, its successors and
assigns, all right, title, and interest to the following described real property situate
in Lincoln County, State of Wyoming, to -wit:
That part of the NW /4 NW /4 of Section 31, T32N,
R118 W within the Hastings Annexation to the Town
of Afton, Lincoln County, Wyoming, described as
follows:
COMMENCING at a PK nail on the center -line of the
Fairgrounds Road, S02 06'W, the base bearing for
that survey, 277.09 feet from an Ivan L. Call RLS274
Mueller water cap with hexbolt at the intersection of
the center -lines of said Fairgrounds Road (Adams
Street) with Sixth Avenue;

thence S87 27.2'E, 30.00 feet to the POINT OF
BEGINNING on the east right -of -way line of said
road, S50 01.3'E, 832.57' from the northwest corner
of said Section 31, found as described in the Certified
Land Corner Recordation Certificate of record in the
Office of the Clerk of Lincoln County, being identical
with the southwest corner of that tract of record in the
said Office in Book 218 of Photostatic Records on
page 354;
thence continuing S87 27.2'E, 143.76 feet along the
south line of said tract of record in Book 218, to a
2 "x4' long galvanized street fence post, identical with
the southeast corner of said tract of record in Book
218;
thence S02 42.3'W, 72.11 feet, along an existing
fence to a PK nail with metal cap inscribed "PAUL N.
SCHERBEL RLS164 SURVEY POINT" set in
concrete base of a 2 "x4' long galvanized steel fence
post;
thence N87 13.7'W, 143.00 feet, along an existing
fence to a point on the east right -of way line of said
road;
thence NO2 06'E, 71.55 feet along said right -of -way
line to the POINT OF BEGINNING;
ENCOMPASSING an area of .24 acres, more or Tess;
each point marked by a steel T- shaped stake 24" long
with metal cap inscribed "PAUL N. SCHERBEL
RLS164 SURVEY POINT';
that it is the intent of this instrument to define the
property OCCUPIED including a portion within the
bounds of an existing fence, as described above, and
the tract described is intended to be that tract of
record in the said Office in Book 138 of Photostatic
Records on page 246;
all in accordance with the Certificate of Surveyor
prepared by Paul N. Scherbel titled "Certificate of
Surveyor for Wayne M. Merritt 138PR246 Tracts in
the NW /4 NW /4 T32N, R118W Section 31 within the
Hastings Annexation to the Town of Afton, Lincoln
County, Wyoming" sheets (1 and 2) dated June 1986,
with an address of:
655 Adams, Afton, WY 83110
Together with all improvements thereon situate and
all fixtures and appurtenances thereto.

all improvements thereon erected and all fixtures and appurtenances thereunto
belonging, to Wyoming Community Development Authority, its successors and
assigns forever.
